Landlords beware,we are getting a lot of enquiries regarding the new legislation regarding the need to carry out EICR testing reports on your rented properties usually followed by the how much remark,my mate got one for £80,just to explain a few things to help you out, when we at Durham Electrical contractors carry out an EICR inspection for a landlord,depending on the property we would expect to be at that property for a minimum of 3 to 4 hours and possibly a full day,we will be removing a percentage of your socket outlets and lighting fittings your fuse box cover and disconnecting your electric supply,we will be accessing every room and will be carrying out a thorough check of your full electrical installation before issuing a fully legally binding certificate which will fully highlight and state the condition and safety of your electrical installation at that property,this fully protects you as a landlord and also ensures the safety of your tenant,this certificate will also be logged with a government approved regulatory body,we are registered with NAPIT for example,this is what should be happening when you as a landlord request this test,hopefully now you can see why we at Durham Electrical Contractors do not offer these tests for £50 or £80 we also do not sit at your coffee table and fill out a form with a cup of tea in half an hour,we neither can or will we complete this test in under an hour for a small call out fee,please check with any electrical contractor exactly what you're getting when you pay for a test,this is a very important document and you could be leaving yourself open to some real problems if its not completed and logged correctly,we have been in the electrical trade for many years and are quick and efficient at what we do,no one is carrying out an EICR condition report in your property correctly for £50 and in an hour or so,be carefull

Landlords don't fall foul of new regulations applying to rented property,these came into force June 2020 for new tenancy agreements and come into force April 1st this year for all existing tenancies no matter how far into contract they are,it is now a legal requirement for the landlord to carry out an electrical installation condition report known as an EICR at least every 5yrs, a copy of this report must be made available to your tennant no later than 28 days after inspection and any remedial work highlighted in the inspection must also be corrected within 28 days,the local authority under these new regulations may now request a copy of an EICR from any landlord at will and this will need to be shown within 7 days, basically come April 1st things could get messy very quickly if landlords do not comply,Durham Electrical Contractors can offer full EICR reports starting from £130 please get in touch and protect your tenants and yourselves,we have appointments available starting March 2021

A few pics from some of the testing and inspection jobs we have been carrying out recently, some of the faults and installations we found posed a real threat to the safety of the occupier, these type of dangerous issues can lie undetected for quite some time and have little or no effect in the everyday use of the electrical installation until they raise their ugly head and cause a nasty suprise,these pics were taken from several domestic properties where the owners had no idea such potentially dangerous situations were present and only highlighted due to inspection and testing work,most home owners dont think twice about checking their gas installation but most domestic electrical instalations havent been checked for safety in years,if ever,if you have any concerns that your electrical installation is misbehaving or not up to scratch please feel free to contact us for a free estimate for inspection and testing work or any other electrical works you may require,and yes someone did fit that fusebox on a kitchen ceiling lol😂😂

Wishing all our customers old and new a very Happy Christmas and a Happy New Year,thats us with feet up till 7th of January,just a quick reminder to have a think of when you last carried out a safety check on your electrical installation,most customers we ask answer never,or many many years ago,imagine not sevicing your boiler for 20yrs,electrical safety and installation regulations have changed significantly over the years and many properties have undergone major building alterations and improvements without safety checks been carried out on the electrical system,we have carried out many checks over the past few weeks and while a large majority are mainly satisfactory and in a safe condition some are not,these photos are from two tests both in Durham in the last fortnight showing serious faults,overloaded switch outlets,old rubber wire supplying outbuildings and extremely dangerous DIY work,you can see in the photos that the cable has started to break down and burn,luckily the testing process highlighted these issues before any major incidents occurred,we have availability in the New Year for testing and inspection work and this relatively simple test can save potentially very dangerous situations developing,remember just because something works doesn't mean its safe,in these photos nothing had gone off or stopped working,the customer had no idea of the danger present,give us a call with any concerns we really dont want your New year to go off with a BANG

Its not just your gas that requires a safety check,but also your electrical installation,some properties electrical installations have not been checked since they were built, we found these neutral conducters burning out inside a customers fusebox recently,they had no idea of the serious situation that was developing,they had requested an electrical test due to renting their property and luckily we found this in time
