βCan my roof be repaired, or do I need a completely new roof?β
The answer depends on several factors, including the age of the roof, its overall condition, the extent of the damage and how many previous repairs have already been carried out.

When Is a Roof Repair Usually Enough? π§

The Age of Your Roof Matters
Roofing materials donβt last forever.
How long a roof lasts depends on the materials used, quality of installation, exposure to weather and how well it has been maintained.
An older roof with one small problem doesnβt automatically need replacing. Equally, a relatively young roof can sometimes develop significant problems if it has been poorly installed.

What About the Roofing Felt or Membrane?
The tiles or slates are only one part of a pitched roofing system.
Underneath them youβll normally find battens and a roofing membrane or, on many older properties, traditional roofing felt.
If the tiles appear reasonable but the membrane, battens or underlying components have significantly deteriorated, repeated surface repairs may not solve the underlying problem.

What Happens During a Full Roof Replacement?
The exact specification will depend on the property and chosen roofing materials, but a typical pitched roof replacement may involve:

* Removing old battens and roofing felt/membrane
* Inspecting the roof structure
* Carrying out necessary timber repairs
* Installing a suitable modern roofing membrane
* Installing new treated roofing battens
* Installing the chosen tiles or slates
* Renewing appropriate flashings and roof details
* Installing suitable ventilation where required
* Completing ridge, verge and valley details

This provides the opportunity to inspect components that simply arenβt visible during a normal external inspection.
Donβt Replace a Roof That Only Needs Repairing
A leaking roof doesnβt automatically mean you need a new roof.
Sometimes the cause can be relatively minor β a slipped slate, damaged flashing or another localised defect may be responsible for water entering the property.
Thatβs why itβs important to identify why the roof is leaking before deciding what work is necessary.
Equally, Donβt Keep Repairing a Roof Thatβs Failing
At the other end of the scale, continually patching an extensively deteriorated roof isnβt always the cheapest option.
If several areas are failing and repairs are becoming increasingly frequent, it may be time to consider replacement.
