We’re very proud to share this project and an exclusive feature published by Homes & Interiors Scotland.

Once divided into bedsits, this four-storey Georgian townhouse has undergone a comprehensive renovation to create a practical and welcoming family home. The layout, comfort and performance were transformed while the building’s original character, from its ornate cornicing and fireplaces to its masonry and timberwork, was carefully retained and restored.

At the heart of the project was the owners' wish to create an enduring family home: "We wanted to create a space where everyone can always come home."

The result brings renewed purpose to every level of the house, including guest accommodation in the extensively reworked basement, alongside significant improvements to heating, insulation, services and protection from damp and water ingress.

Thank you to BLOCK NINE Architects for their collaboration, ZAC and ZAC for the beautiful photography and Homes & Interiors Scotland for telling the story so thoughtfully.

We’d also like to thank Meraki Concept Studio for bringing this project to life on our website and for their continued support in developing a richer, more useful online home for BANN.

This beautiful kitchen is all finished. Green cabinetry brings richness and depth to the space, complemented by natural stone worktops, aged brass details and herringbone timber flooring. The generous island creates a relaxed focal point for cooking, gathering and everyday family life.

Digging into the archives for this particularly fine A-listed townhouse on Albany Street, completed in 2023.

Set across three floors in the heart of Edinburgh’s historic New Town, this five-bedroom end-of-terrace home was refurbished with careful attention to its architectural character, original proportions and period detail.

The finished interiors feel elegant, considered and entirely suited to modern life, while remaining respectful of the building’s remarkable heritage.

Looking back at the East Wing of Tyninghame House renovation, where we brought this characterful en-suite scheme by to life.

A petite marble basin added charm and personality, while playful striped tiling gave the space a fresh, distinctive feel.

Taking this basement apartment in Edinburgh's New Town back to brick, because the best results begin with getting the hidden work right.

We’re lifting the floors to install underfloor heating, upgrade the essential services and carefully rebuild every layer from the ground up. No shortcuts and no concealing old problems. Just a considered, comprehensive renovation designed to look beautiful and perform brilliantly for years to come.

We were delighted to contribute to the refurbishment of this remarkable A-listed home, working with to bring their vision to life across three principal floors, five bedrooms and an exceptional level of detail.

Once part of the historic seat of the Earls of Haddington, the East Wing of Tyninghame House now commands attention in its own right. Its elegant interiors balance architectural heritage with modern practicality, respecting the character of the building while creating a home suited to contemporary life.

Beyond the house, a private garden offers everyday ease, while 38 acres of shared grounds and woodland provide space for grander ambitions. There is also a tennis court, should any estate rivalry need settling.

From historic country houses and estate properties to distinguished townhouses and apartments in central Edinburgh, we understand the different demands these exceptional buildings present. Our approach is rooted in careful craftsmanship, architectural sensitivity and a deep respect for place.

James looks rather serious here. We promise he was happy! 😂

One of the most rewarding parts of our work is revisiting projects once construction is complete and seeing how our clients have settled into their homes.

Aftercare is a huge part of what we do. We spend months, sometimes years, working alongside clients and design teams, so it’s always a pleasure to return and see these spaces being lived in and enjoyed.

As we’ve mentioned recently, we’re making a conscious effort to document more of our process, not just the finished homes. Client relationships are a huge part of that process too. The trust placed in us, the conversations, the collaboration and the shared ambition to create something exceptional are every bit as important as the construction itself.

Is there a better room than a Georgian drawing room? The proportions. The symmetry. The way natural light moves through the space from morning until evening. These rooms have a quiet confidence that’s difficult to replicate in contemporary architecture.

This drawing room on Great King Street is a wonderful example of the enduring principles that define Edinburgh’s finest Georgian homes. Elegant without being showy. Grand without feeling overwhelming.

We’ve been fortunate to work on a number of these remarkable properties over the years and would welcome the opportunity to take on more. If you’re planning a renovation of a Georgian townhouse, we’d love to hear from you.
