GARDEN ROOM + KITCHEN, ESKBANK
Our design brings together kitchen and living spaces, connecting them directly to the garden with big glazed doors.

The work involved in-filling an under-used external yard, and making a large opening in the gable wall of the existing outshoot.

Additional light is brought into the space via new roof windows, with original sash and case windows restored, giving a nod to past uses of the room.

The old kitchen was stripped out and replaced by a bedroom. New Utility and Shower Rooms were added at the ground floor level, plus a new bathroom and other improvements were made at first and second floor.

The existing walls and ceiling are newly insulated – with the wood-burning stove fired up, it’s a cozy room!

FAMILY LIVING – ESKBANK, DALKEITH
Much of our work on existing properties involves re-configuring kitchen and dining spaces to create sociable open-plan rooms.

Our proposal for this detached Victorian house re-positioned the kitchen to the opposite side of the floor plan.

An internal wall was removed connecting it directly to the Living Room, and a west-facing window was replaced with French doors, providing access to a newly formed patio area.

The new space is flooded with light from early morning to late evening – love this house!

HOUSE EXTENSION AND ALTERATIONS - LASSWADE
We helped our client extend their lovely Victorian house, which is set within a Conservation Area.

An existing conservatory was removed to create a vaulted garden-room accessed from a newly-formed open-plan kitchen + dining space.

Bi-fold doors provide direct access to the garden. A double-sided stove serves dining and sitting room spaces.

The result is a light-filled modern interior, with period features retained.

HOUSE RENOVATION - EDINBURGH
This project was completed almost 3 years ago and we visited recently to take photos. Looks as fresh and bright as the day it was handed over!

The house was extended by a small amount to the rear, with the plan and roof profile squared off to allow a clean line of big glazed doors connecting to the garden.

Upstairs, a cozy sitting room opens up to a small balcony, which has tremendous views across the neighbouring golf course.

The house was upgraded with insulation to floor, walls and roof. Underfloor heating warms the open-plan kitchen / dining / sitting space.

NEW HOUSE, EAST LOTHIAN
Planning Permission was recently granted for a detached farmhouse near Haddington in East Lothian.

This is on a sensitive site in the countryside adjacent to a group of listed buildings, and we worked alongside Ferguson Planning and Brindley Associates landscape architects for the design and Planning submission.

Close liaison with the Local Authority Planning Officer ensured a positive outcome - our client is delighted!

BARN CONVERSION, Scottish Borders.
We're working up details for this renovation and extension to an old mill to create a new family home. Open plan living and lots of glass, with positive connections to the garden.

CONVERSION PROJECTS: AUCHTERARDER
Planning Permission was granted just before the end of 2020 for this rural development in Perth & Kinross.

The first project is a complete overhaul and extensions to two semi-detached traditional farmworkers cottages, and the second is the conversion of former kennels to a 2-bedroom house.

The dwellings feature lots of timber cladding, views across stunning countryside and open-plan living...

We're looking forward to developing detailed designs and getting to site later this year.

HOUSE ALTERATIONS: CUPAR
Photos of a renovation project completed in Autumn 2020. Our work involved the removal of some internal walls, forming new roof windows and the installation of large aluminium sliding doors leading out to the garden.

The result is a sociable light-filled and open-plan kitchen / dining / living space with enhanced visual and physical connections to the outside.

We're working on proposals to extend this fabulous house in East Lothian. A new living room connects directly to the garden and upstairs the master bedroom leads onto an external terrace with glazed balustrade. The alterations are part of a complete renovation and refurbishment project to revitalise the property which is category B listed.

HAPPY NEW YEAR!
A bit late, I know. I've had the head down working away and didn't notice we hadn't posted anything in a while...

I've made a few updates to the website including a bit of 2019 news: Our design* for the Three Chimneys Restaurant in Skye won a Blue-Badge Access Award for 'Best Restaurant (upmarket)'.

Works included a double-height light-filled kitchen extension with ‘chefs table’ space for entertaining group parties plus internal alterations to create additional table space and accessibility improvements.

HOUSE EXTENSION & ALTERATIONS, WILLOWBRAE
We enjoyed extending this traditional detached house and completely modernising the interior. The brief was to form an open plan kitchen / dining space that connected to the living room and garden and to take advantage of the views.

From its elevated position you can see towards the Firth of Forth to the east, glimpses to Duddingston and parkland to the south, and up to Holyrood Park / Arthur's Seat in the west - a unique location.

New openings in dormer haffits were created, roof windows formed, and massive big areas of glazing to the rear of the house help to bring the outside spaces in to every room...

The well landscaped garden is a proud new home to our client's hens, and his cat enjoys looking after its beautiful domain!
