Bathroom Transformation | Balerno 🛁✨

From where we started ➡️ to the finished result.

Another full bathroom renovation completed in Balerno and we’re really pleased with how this one has come together.

Finished with Carrara marble-effect wet wall panels and anthracite trims, a white UPVC panelled ceiling with LED downlights, and gunmetal fittings throughout, including the taps, towel rail, shower and over-bath screen.

A complete transformation creating a clean, modern and low-maintenance bathroom.

It’s what happens before the bathroom or kitchen fit that makes the difference. 👌

Yesterday we carried out a pre-start appointment to upgrade the stopcock and test the pipework before we start this installation next week - making sure the water supply pressure and flow rates are where they need to be before committing to the new shower setup. 🚿🔧

Part 5 – Dirleton Extension - The Finished Interior 🏡✨

For the final part of our Dirleton extension series, we’re heading inside to show how this project all came together.

Alongside the new extension, the existing property was extensively reconfigured to create a much better flow throughout the home and make the most of the additional space.

The new kitchen now forms the heart of the property, creating a bright, contemporary space that connects beautifully with the extended living area and the garden beyond through the large aluminium sliding doors.

The project also included a new bathroom and en-suite, with carefully considered layouts, modern sanitaryware, tiling and finishing details throughout.

One of our favourite features is the natural light introduced into the internal spaces. Bespoke plastered light shafts beneath the Velux roof windows allow daylight to flood into the bathroom, en-suite and utility room, completely changing the feel of these areas.

Behind the finished photographs was a huge amount of work - from structural alterations and joinery through to plumbing, electrics, plastering and the coordination and finishing work involved in bringing a project of this scale together.

We’ve included a few progress photos alongside the finished spaces to give an idea of the work behind the transformation.

The end result is a bright, modern and beautifully finished second home that we’re really proud to have delivered here in East Lothian.

Part 4 – Dirleton Extension – Roof, Glazing & External Finishes 🏡✨

This is where the project really started to take on its final appearance.

With the main structure complete, we turned our attention to the roof, glazing and external finishes that brought our client’s vision to life.

The flat roof was finished with a premium Alwitra VSK single-ply membrane, providing a clean, contemporary appearance and a high-performance waterproofing system built for long-term durability.

Maximising natural light was a key part of this project. We created a new structural opening within the gable wall for a uPVC window, bringing much-needed daylight into an existing bedroom. Once rendered to match the surrounding walls, the new opening blends seamlessly with the original property.

Three Velux roof windows, complete with bespoke plastered light shafts, also flood the bathroom, en-suite and utility room with natural daylight, creating bright, airy spaces throughout the home.

Externally, the extension was finished in crisp white K Rend, while a new composite front door and two large aluminium sliding patio doors, finished in RAL 7016 Anthracite Grey, complement the roofline details and complete the contemporary look.

Outside, we also built one of the largest—and certainly the tallest—composite decks we’ve ever constructed. The significant changes in ground level made it a challenging build, but the finished result has created an incredible outdoor space. Finished in Composite Prime HD Decking in Natural Oak, it provides the perfect place to relax and enjoy this beautiful East Lothian setting.

In Part 5, we’ll take you inside to showcase the bathrooms, kitchen and completed interior that truly finished this stunning second home.

Part 3 - Dirleton Extension - Building the Structure 🧱🏠

The transformation really started to take shape from this point.

With the demolition complete and foundations in, it was time to build the new extension from the ground up. From drainage and substructure through to the timber frame, roof construction and structural steelwork, every stage was carefully planned to create the open-plan living space our client had envisioned.

One of the most challenging parts of this project was managing the movement of materials on a site with significant level changes and difficult access(lots of steps and a fair distance down from the street level) It’s always rewarding seeing a project go from drawings on paper to something you can finally walk through.

Part 2 - Dirleton Extension - Where It Started 🏗️

Following on from our first look at this completed transformation, here’s a look back at where the project began.

The original rear layout was completely opened up and reconfigured, creating a much better flow through the property from the front entrance into the new kitchen, dining and family living space.

The early stages involved extensive demolition, structural alterations and the installation of new steelwork before construction of the large single-storey rear extension could properly get underway.

Over the next few posts, we’ll share more of the work that went into taking this project from the original property to the finished home.
