Kitchen Rewire in Balerno - No Kitchen Replacement Required ⚑

One of the most common concerns we hear from homeowners thinking about a rewire is what happens to their kitchen.

The answer? If you've got a good electrician - nothing.

This Balerno kitchen needed a full rewire but the client wanted to keep their existing units. Walls stripped back, new circuits run, back boxes positioned exactly where they needed to be, and the kitchen left completely undamaged throughout.

No ripping out perfectly good units. No unnecessary costs. Just the electrical work done properly around what's already there.

If you've been putting off a rewire because you're worried about disruption to your kitchen, get in touch. We'll make it work.

Friday thought:

Somewhere out there is a landlord who's had the same electrical installation since 1987 and is absolutely certain it's fine.

It's not fine.

πŸš— Is Your Home Ready for an EV Charger? ⚑

Thinking about getting a home EV charger installed? Here's what to consider before you book.

Parking position
Your charger needs to be installed within a reasonable cable run of your consumer unit. A driveway or garage is ideal. If your parking is on the street or a communal area, there are additional considerations around cable routing and permissions.

Consumer unit capacity
A 7kW home charger typically requires a dedicated 32-amp circuit. If your consumer unit is older or already heavily loaded, it may need upgrading before installation. We'll assess this during a site visit.

Cable route
The cable run from your consumer unit to the charger location needs to be planned carefully - through walls, under floors, or externally depending on the property layout. The longer and more complex the run, the more involved the installation.

DNO notification
For chargers above 3.68kW, your electrician is required to notify your Distribution Network Operator before installation. This is standard practice and something we handle as part of the job.

Smart charging
Most modern chargers have smart functionality - scheduled charging, app control, and load balancing. Worth considering during installation rather than upgrading later.

If you're not sure whether your home is ready, a quick site visit will give you a clear picture of what's involved and what it'll cost.

⚑ Mains Gas Bonding - Penicuik ⚑

This one started with an EICR for a landlord in Penicuik. During the inspection we identified that the mains gas installation had no earthing bonding in place - a common fault on older properties and one that gets flagged as a C2 on an electrical inspection report.

Main equipotential bonding on gas and water services isn't optional. It's a requirement under BS 7671 and exists to protect occupants from electric shock if a fault develops on the installation.

Once the EICR was complete, we came back and rectified it - conduit clipped neatly along the exterior and the bonding cable properly terminated at the gas meter.

Job done, property compliant, landlord's legal obligations met.

If you're a landlord and haven't had an EICR carried out recently, you're legally required to have one every five years on all rented properties in Scotland. Get in touch if you need one arranged.

πŸ’‘ Is It Worth Upgrading to LED Lighting? πŸ’‘

Short answer: yes. Here's why.

Energy savings
LED bulbs use up to 80% less energy than traditional incandescent bulbs and significantly less than older halogen downlights. For a property running 20 downlights, the saving on running costs adds up quickly.

Lifespan
A quality LED bulb lasts around 25,000 hours compared to roughly 2,000 for a halogen. That's far fewer replacements and far less time up a ladder changing bulbs in awkward spots.

Colour temperature
This is where people sometimes go wrong. LEDs come in a range of colour temperatures - from warm white (2700-3000K), which suits living rooms and bedrooms, to cool white (4000K+), which works better in kitchens and bathrooms. Getting this right makes a real difference to how a room feels.

Dimming compatibility
Not all LEDs are dimmable, and not all dimmers work with LEDs. If you're upgrading an existing dimmer circuit, it's worth checking compatibility before buying. We can advise on this during any lighting installation.

The bottom line
If you're still running halogen downlights, upgrading to LED is one of the most cost-effective improvements you can make to a property.

⚑ Full House Rewire - Balerno ⚑

Started a full rewire a couple of weeks ago in Balerno and it's well underway.

Floorboards up throughout, every circuit being replaced from scratch - lighting, ring mains, cooker, shower, the lot. This is the kind of job where getting it right at first fix stage makes everything easier down the line.

Old wiring out, new cables run room by room, and the property being set up properly for everything it needs going forward.

It's not the glamorous end of the job - but it's the most important part. Do this right and the second fix takes care of itself.

More updates to follow as this one progresses. ⚑

There's something about finishing a week on a job like Inverleith.

Cage lanterns in a Victorian hallway, chandeliers going up, cove lighting glowing in a ceiling recess that's been in the making for months.

Not every week looks like that. But when it does - it's a good week. ⚑

Happy Friday Edinburgh!

πŸ”Œ What Does a Full House Rewire Actually Involve? πŸ”Œ

If you've ever wondered what electricians are actually doing during a rewire, here's a straightforward breakdown.

First fix - before the plaster goes on
This is where the bulk of the work happens. Every cable in the property gets run from scratch - lighting circuits, ring mains, cooker circuits, shower circuits, and anything else the property needs. Back boxes are fitted, consumer unit position is confirmed, and everything is positioned ready for plastering. Get this stage right and the rest follows smoothly.

Second fix - after the plaster
Sockets, switches, light fittings, and the consumer unit all go in once the walls are finished. This is when the property starts to look like a home again.

Testing and certification
Every circuit gets tested before sign-off. You'll receive an Electrical Installation Certificate confirming everything meets current BS 7671 regulations - essential for building control, insurers, and future property sales.

How long does it take?
A typical three-bedroom Edinburgh property usually takes three to five days for first fix, with second fix following once plastering is complete.

The key to a smooth rewire is getting the electrician involved early - ideally before any other trades start work.

⚑ Lights Going Up in Inverleith ⚑

Big milestone on this stunning 1899 renovation in Inverleith - the lighting is going in and the place is starting to look incredible.

This has been a major project from the ground up, and the lighting design reflects the scale of the property. Every room has its own character:
The hallway sets the tone with a run of industrial cage lanterns against restored ornate plasterwork cornicing. The reception rooms are getting statement chandeliers that suit the period perfectly. The modern kitchen extension has alabaster pendant lights over the island and laser-levelled downlights throughout. A ceiling recess with LED cove lighting adds a real wow factor. And a crystal chandelier in the dressing room because why not. πŸ‘Œ

Seeing it all come together after months of work on site is something else.

More to come as we head towards completion. πŸ‘€
