A customer asked us last week: "Is a modular home just a fancy way of saying prefab?"
Fair question, and one we hear a lot. The short answer is no, and the difference really matters before you commit to either route.
A modular home is built in a controlled factory environment, with the same materials, engineering, and finishes you'd expect from any high-end build. Once the modules are ready, they're delivered and assembled on your plot, often in weeks rather than months. No weather delays. No drifting timelines. Costs are locked in from day one.
A traditional build happens entirely on site, from foundations to roof tiles. That gives you total flexibility on complex or irregular plots, but it also means every stage is exposed to weather, labour shortages, and the kind of cost overruns most buyers don't budget for.
So which one suits you? If you want a fixed timeline, predictable costs, and a clean modern finish, modular is hard to beat. If your plot is unusual or you want a fully bespoke build that can't easily be designed around factory modules, traditional still has its place.
