New Spanish Slate Roof Installation – Detailed Scope of Works
Structural Timber Works (Full Roof Replacement Due to Severe Decay)
* Carefully strip and remove the existing 120-year-old Scotch slate roof covering from the complete roof area.
* Remove all existing roof timbers which have been found to be severely compromised due to woodworm infestation and structural decay.
* Due to the extent of damage, a full new timber roof structure is required to ensure safety, stability and compliance.
* Supply and install new timber joists (Houston timber) to be installed correctly across the full garage roof area.
* Install new timber beams running the full length of the roof/floor structure, providing full structural support and load distribution.
* Install a new timber wall plate securely fixed to the supporting masonry to properly receive and support the new roof structure.
* Install a new timber “mop stick” (ridge/structural support timber as required) to correctly form and support the roof geometry.
* Construct a complete new timber roof structure, as the existing structure has been extensively damaged and is no longer suitable for repair.
* All new structural timbers to be treated, levelled, aligned and securely fixed in accordance with good building practice.
* Ensure the new structure is fully square, stable and capable of supporting the new slate roof system.
* Any additional hidden structural defects discovered during works will be reported prior to continuation.
New Timber Sarking
* Supply and install new timber sarking/roof boarding across the full roof area.
* Fix securely to the newly installed structural timber framework.
* Form all necessary cuts and detailing around abutments, edges and roof penetrations.
* Ensure a solid, even and stable base is achieved for the roofing membrane and slate installation.
Breathable Roofing Membrane
* Supply and install a high-quality breathable roofing membrane over the new timber sarking.
* Install with correct laps, overlaps and fixings in accordance with manufacturer guidelines.
* Carefully dress into all junctions, abutments and roof details to provide full secondary weather protection.
New Spanish Natural Slate Roof
* Supply and install new Spanish natural roofing slate to replace the existing Scotch slate covering.
* Grade and sort slates to ensure a consistent, traditional finish.
* Set out roof courses accurately to achieve correct alignment, headlap and sidelap.
* Cut and dress slates neatly around all roof details including abutments, edges and penetrations.
* Fix slates using copper nails and slate clips for long-term durability and corrosion resistance.
* Ensure all slate courses are straight, secure and professionally finished.
Leadwork at Adjacent Building
* Remove existing defective flashing where the roof meets the adjacent building.
* Prepare masonry and junctions for new lead installation.
* Supply and install new lead flashing/leadwork to all abutments.
* Dress and chase lead into masonry where required to form a watertight seal.
* Ensure all leadwork is correctly lapped, fixed and weatherproofed.
Chimney & Associated Leadwork
* Carefully slate around the existing chimney structure.
* Inspect and renew chimney flashing as required.
* Integrate new leadwork with the slate roof to ensure full weather protection.
* Ensure all chimney junctions are properly sealed and finished.
New 14-Inch Zinc
* Supply and install new 14-inch zinc where required.
* Cut, form and install zinc to suit roof design and drainage requirements.
* Allow for expansion and contraction of zinc material.
* Ensure correct integration with slate and leadwork for full weather protection.
Eaves & Finishing Details
* Form neat and consistent eaves detailing to suit new roof structure.
* Ensure correct discharge of rainwater into existing guttering systems.
* Complete all slate trimming and finishing around pipework, cables and roof penetrations.
* Reinstate any temporarily removed fixtures where applicable.
Final Inspection & Completion
* Carry out full inspection of completed roof structure and covering.
* Check all timber structure, slate fixing, leadwork and zinc detailing.
* Ensure all work is fully secure, weatherproof and completed to a high standard.
* Remove all waste materials and leave site clean and tidy.
Completed Roofing Specification
The completed works will consist of a fully new timber roof structure (due to severe woodworm and decay), including new joists, beams, wall plate and structural support system, finished with new timber sarking, breathable membrane, Spanish natural slate roof covering, copper nail and clip fixings, new leadwork and 14-inch zinc detailing, providing a fully rebuilt, durable and weather-resistant roofing system.
