Executive Garden Rooms offer a complete turnkey solution from no obligation site survey to foundations, all drainage works and connection of the electrics to the main house. All projects are managed by Alison Dalton who has 30 years experience in project and finance management so your project will run smoothly. The Executive Garden Rooms experience starts with a site visit which gives you the opportunity to discuss your requirements and for them to assess your site and make suggestions for the style and shape of your proposed garden room. Executive Garden Rooms can offer advice on the planning and building regulations which may affect your build, if your garden room does require planning permission EGR can liaise with the planning department on your behalf. After the site visit we will produce a detailed design, specification and quotation. Executive Garden Rooms are hand built on site, we do not use SIP panels, we include the foundation in the cost of our garden rooms and have chosen to use a reinforced concrete foundation, this gives the garden room a firm and level surface to be built on and avoids rodents/foxes nesting under the building. The floor structure incorporates 90mm of insulation as standard; the floor is finished with tiles or wood flooring in the colour of your choice
The walls of the garden rooms are finished in Cedral Weatherboard Cladding with its '0' rating for fire and its painted finish which will not fade, it is a practical, contemporary product which comes in various colours. Fire safety is extremely important, especially if the building is to be used for sleeping accommodation. The walls contain a total of 140mm insulation, finished internally with plasterboard, 3mm plaster skim coat and painted to creating a modern, light and airy room. Our roofs are based on a flat roof design, they are built with a warm deck construction. As we build our rooms from scratch on site using a substantial traditional timber frame system, our structure can take the weight of a 3-layer torch-on bitumen roof system. We are one of only a few garden room suppliers who use this long-established roofing covering system. The roof carries a 10 year guarantee. The roof structure incorporates 100mm of insulation and the interior is finished with plasterboard, 3mm plaster skim coat and emulsion paint finish. A guttering system is incorporated at the rear of the garden room and the downpipe can be run into a water butt to collect rain water for use on the garden. UPVC double glazed windows manufactured with Veka. We also offer aluminium frame in any configuration of window designs. Executive Garden Rooms are fully wired electrically and include dimmer switch, power sockets, smoke alarm, LED down lights (internal & external), external PIR light. All items listed in your quotation are provided and positioned to your requirements. Unlike many garden room suppliers Executive Garden Rooms include the connection of the garden room’s electrics to the main house consumer unit in their price. Additional extras can be arranged such as toilet facilities, shower, kitchenette, security alarm, data/TV/phone points. Our garden rooms are permanent structures and comply to Schedule 2 of the Building Regulations 2010. Our garden rooms are highly insulated, we investment 8% of the cost of the build on insulation materials, minimising your ongoing running costs.
