The landing in this house is lit by a lantern rooflight.
It is the reason the first floor holds its light late into the afternoon without a lamp on. Rooflights are also one of the first things to get value engineered out of a scheme when budgets tighten. This one stayed in, because it was carried through from the drawings rather than added at fit out.

The frontage was set at a 5:7 ratio before anything else.
Proportion is the first decision on a period scheme and the hardest to correct later. Once the ratio is right, the rhythm of the openings, the height of the parapet and the position of the entrance all follow from it.
Concept design fixes form and proportion. Detailed design then resolves every dimension and junction so the drawings can go to planning and to building control.

From bare ground to front door, in the right order.
Most people picture a build as a drawing and then a house, with a blur in the middle. The blur is the work. Ground cleared, foundations, scaffold, brickwork, roof, and only then the finishes anyone ever comments on.

Our Managing Director, Mav Sandhu, has published a new article on the Environment Agency’s National LiDAR Programme.

It can reveal levels, slopes, trees and neighbouring land before a site visit. The data is free. Knowing what it means for planning and design is where experience matters.

This floor was set out months before anyone laid it.
The dark border runs unbroken from the front door through to the garden doors. That only happens when levels, cuts and door positions are agreed on a drawing rather than solved on site with a wet saw.

What happens between the drawing and the finished building?

On this scheme the roof structure was set out on paper long before anyone lifted a truss. In the sequence above you can watch them drop into the model at the spacing the drawings specify. Drawn, checked, agreed, then built, in that order.

We were delighted to have welcomed Matthew from Thorpe House School, Gerrards Cross, to Landmark HQ this week for some work experience.

During his time with us, Mathew gained an insight into property development and financial analysis, approaching every task with enthusiasm, professionalism, and a genuine willingness to learn. He was a valued member of the team throughout the week and a pleasure to have in the office.

Following on from our recent footage at Great Missenden, our Managing Director, Mav, is back on site with the latest progress update.

The walls are now in place and the roof is taking shape, with the development progressing at an impressive pace. The transformation is gathering momentum faster than anticipated, and the vision for this exceptional project is becoming increasingly clear.
