Getting quotes for a fit-out or renovation?

Three quotes usually means three completely different prices.

More and more people seem to go with the cheapest without asking the right questions.

We see the same problem all the time. A lot of quotes aren't based on the same or a full spec, so contractors aren't actually pricing the same job.

One contractor allows for proper commercial grade finishes and full M&E design and fit. Another prices domestic flooring and the cheapest ironmongery just to keep the bottom line down.

Then the job starts and suddenly you get hit with extras for things that should have been dealt with from day one.

"That wasn't included."
"We assumed that was supplied/ done by others."

That is exactly how jobs run away from people in time and cost!

At SWB we always try to cost work properly from the start.

Unless there is a genuine unforeseen issue we couldn't pick up during a site visit, we give you a realistic price.

Before you compare quotes, don't just look at the total. Make sure you have a proper specification.

A clear scope means every quote is like for like and it protects you from hidden costs once the work starts.

If you don't have a detailed spec yet, ask your contractor to help you write one. That is exactly what we do to make sure there are no surprises.

Client came to us with a damaged sign after other companies told them the whole thing needed replacing.
We took down the damaged section and had new 8mm steel L-brackets made up offsite to the exact dimensions. We then bolted them right through the metal base plate and the sign itself to give a solid, long-lasting repair.
For our maintenance clients, we always try to find the most cost-effective solution. If we can achieve a safe and strong repair, we won't just tell you to rip it out and buy a new one.

It’s not just commercial fit outs and repairs we do. We also take on a lot of high end domestic work.

On this job, the client was getting their whole living space redone.

We lifted all the old tiles and cleaned the adhesive right back to the subfloor. Then we laid down decoupling matting and retiled the whole area, which was around 120 square metres in total.

We also took care of some structural work. We moved a wall to fit a new fridge freezer and completely rearranged the pantry setup to maximise their space and give a cleaner finish.

Lifting that many tiles is a messy job, but we kept everything as dust-free as possible to minimise disruption for the client.

You’ll notice the decoration isn't finished in the photos. These works are part of a larger project in the house, so all the painting and decorating will be completed right at the end once everything else is done.

Client came to us with a problem. They needed a bespoke hatch made up for this opening.

We took the dimensions, drew up the plans and sent them over to our trusted stainless steel manufacturer.

Within 3 days we had the hatch fitted on site and fully functional.

Here is a call out job from a few months back.

Water was coming up through the joints where the door frame meets the floor. This had been going on for months, it only became obvious once there was a hole in the vinyl and you could actually see how much water was coming through (you’ll see it in the video).

We traced it back to a cracked fitting inside the wall from an old repair.

We lifted the Altro and plywood, back to the concrete, let it dry out, then repaired it back up properly.

Visqueen wrapped to help keep future water out
Sinks, toilet and flooring reinstated

All done out of hours so the shop could trade as normal.

If you’ve got any signs of water where it shouldn’t be, get it checked early. It saves a lot of hassle and money later on.
