More frequently asked questions.
Can you fit a new loft ladder? Yes! The size and type of ladders used will be dependent on your ceiling joists and rafters.
Can you fit a new loft ladder in a different place? The short answer is yes. often asked to fit new ones in the landing, the originals being in cupboards, bedrooms and bathrooms.
What size are they? The standard loft ladders that we fit are 1150x550mm and 1150x600mm but there are smaller and larger options available.
Where does the ladder go when closed? The sturdy softwood ladder folds and remains on the hatch when closed, the majority are 3 section but smaller hatch models are often 4 section.
Are they insulated? Yes they are, our preferred loft ladders have a U value of 1.1w/m².k/0.65w/m².k
They also have a perimeter draught seal between the rebated frame and hatch, this is further enhanced by expanding foam between the new structural opening and the frame.
How much does it cost? Price is dependent on what is found during the survey and client preference.The ladders we supply are very good quality with a 3 year manufacturer guarantee.
How long does it take? Most loft ladders are fitted in one day, some jobs however may include additional work.
When can you do my job? Usually our lead times are two to three weeks, depending on customer requirements.
What happens to the old hatch and rubbish?
All waste materials are cleared away at the end of each day, some items may be recycled at a later date.

Squeaky floors, loft ladders and more!
Again it's been a busy time carrying out various jobs. Installing my favourite Keylite loft ladders in various properties, even a town house! Fixing squeaky floors that rattle pipes as you walk! With some damp prevention work on solid walls before insulating and boarding, more to do on that project but every step is closer to completion! A random mix of things to keep me out of trouble! Another busy week done and dusted! Two loft ladders, one with additional handrail in the loft. Followed by top up insulation and raised loft boarding!

I've been busy again, the last few weeks being all about loft ladders and floors!
Starting with an access relocation from over a bath to the landing. The following day was another loft hatch, as both were older properties the ceiling support framework was used just in case any of the old lath and plaster decided to give up! Closing out the week on a rotten floor. There had been an historic water leak which over time had caused the floor joist ends to rot causing two areas of floor to sag! Both areas were exposed jacked up to the original position. I removed all the decayed flooring and joists, closed the cavity pockets, I built two small dwarf walls and installed new treated timber joists alongside the originals, fixing new softwood floor boards!
All remaining timber was sprayed with timber treatment for wood worm and rot before closing up!

I,ve been busy again, the last few weeks have been all about flooring!
Firstly a large raised loft boarding, insulation and loft ladder job, closing out the week on a rotten floor. The customer had gone through the floor boards, which was not surprising upon exposing the joists or what was left of the joists. There had been a previous attempt to repair the problem in the past. Multiple problems existed at the same time, some of which will be taken care of in the near future. Wet rot on and around joist ends as the cavity wall they are built in to is full of debris above damp proof course allowing rain water to pool around the joist end and pe*****te in to sub floor area, This will be improved by clearing out the bottom of the cavity and installing telescopic air vents to provide cross flow ventilation below the floor. There were areas of wood worms present also!
I removed all the decayed flooring and joists, closed the cavity pockets, I built two small dwarf walls and installed new treated timber joists, fixing 18mm plywood sheets as a cost saving alternative to a large area of softwood floor boards!

Spring clear out is well underway in many homes, but you just can't bear to part with items you've cherished for years, often struggling to find a safe place to store slightly larger items! We supply loft ladders with large opening hatches which may enable the storage of bulkier items in your loft. We also install raised loft boarding should you require additional clear space!

I had an interesting job recently on a Cheque farm town house.
Firstly, to install a loft ladder followed by boarding two areas of the loft, The pictures show raised loft boarding in the two sections and a lower access area where the loft ladder is fitted. Perhaps you live in a town house and would like to utilise your own loft for storage!

Again it's been a busy time both work and personally, carrying out a mix of jobs. Easing doors after carpet fitters have been, fixing squeaky floors and stairs before new carpets go down! Fitting customer supplied locks and loft ladders as well as the usual favourite Keylite loft ladders. A random mix of things to keep me out of trouble! Well I've been busy completing a few jobs since my last post. Two great stair refurbishments from painted to pre-finished oak have completely transformed the look of both! Other jobs have included a loft ladder, loft boarding, replacement ironmongery and a pre-finished door!
