Let’s talk safety (because it really matters) ⚡

These plug-in solar kits might look simple…
…but electricity isn’t something to guess with.

Potential risks include:
❌ Overloading circuits
❌ Backfeeding into the grid
❌ Fire hazards if not installed correctly

I completely understand wanting to save on bills—we all do right now.

But cutting corners with electrics can cost far more in the long run.

Quick question I’m getting a lot right now…

“Tim, are plug-in solar panels actually legal in the UK?” 🤔

The answer is… it’s a grey area.

Most UK homes are not designed for plug-in generation systems, and:
⚡ Standard sockets aren’t intended for backfeeding electricity
⚡ There are strict regulations around grid connection
⚡ Incorrect setup could pose safety risks

Proper solar installs go through certified systems for a reason.

If your rental property has an EV charging point, it’s not just a “fit and forget” piece of equipment.

Just like the rest of your electrics, EV chargers should be checked regularly – ideally every year to ensure they are still safe and working correctly.

Over time, issues can develop such as:

• loose connections
• overheating risks
• faults caused by frequent use

⚡ EICR Reminder for 2025–2026 ⚡

When the electrical safety rules changed in 2020, many rental properties had an EICR carried out at the same time.

That means a lot of those reports are now reaching their 5-year expiry.

An EICR is essentially a full health check for your property’s electrical system. It helps ensure your wiring, sockets, consumer unit and earthing are still safe and compliant.

It’s especially important for:
🏡 Landlords
🏠 Older properties
🔌 Homes with lots of modern electrical usage (EV chargers, hot tubs, home offices etc.)

If your report was done in 2020 or 2021, it may be time to book your renewal inspection.

🔎 When was the last time your electrics were checked?

Many homes had their EICR done around 2020, when the regulations changed. That means a lot of properties are now reaching the 5-year renewal point.

Electrical faults are one of the common causes of house fires in the UK, which is why regular inspections are so important.

An EICR inspection can spot problems you might never notice, including:
⚡ deteriorating wiring
⚡ overloaded circuits
⚡ DIY electrical work that isn’t compliant
⚡ hidden faults behind sockets or consumer units

For landlords, it’s also a legal duty to renew the report every five years or when a tenancy changes.

If your property might be due, it’s worth getting ahead before letting agents and landlords all start booking at once.

⚡ Landlords & Homeowners – Quick Reminder ⚡

It’s hard to believe, but the Electrical Installation Condition Report (EICR) regulations came into force in 2020, which means many properties are now due for their 5-year inspection again.

If you had an EICR done when the regulations first came in, 2025–2026 is the time to renew it.

An EICR checks the safety of the electrical system in your property and helps identify issues such as:
• worn wiring
• overloaded circuits
• faulty earthing or bonding
• potential fire risks

For landlords, keeping your EICR up to date is also a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
