Period properties deserve more than an off-the-shelf solution.

Pelham Joinery has been working on them since 1895 - starting with the historic buildings of the Brocklesby Estate right here in Lincolnshire. That's 130 years of understanding what period properties need, what suits them, and what lasts.

Whether you're restoring a farmhouse, renovating a Victorian terrace, or working on a listed building, the windows matter - not just for how they look, but for how they fit the character of the property. Get it wrong, and it shows.

We work exclusively in timber, and we'll assess what's there, advise on what can be repaired and what needs replacing, and make sure everything we produce, including the timber choice, paintwork, and ironmongery, is right for the building.

Some projects are about more than new windows - they're about giving a building back its character.

Swallow Wold Farmhouse had a mix of window styles accumulated over the decades, including mock sliding sashes and oversized 1970s frames that had always looked a little out of place on such an imposing rural property.

We assessed everything carefully.

Some of the mock sash windows were worth saving, so we repaired them to a high standard and made new sashes in top-grade timber where needed. The 1970s frames were beyond saving, and frankly, beyond keeping, so we replaced them with new Georgian-style windows, machined from Sapele hardwood with brass furniture throughout.

Every frame and sash was finished with Dulux WeatherShield paint and glazed with 20mm argon-filled double-glazed units.

The difference speaks for itself. A farmhouse that looks exactly as it should, but with modern energy efficiency.

These are Yorkshire sliders taking shape in our workshop - heading to a cottage renovation project very soon.

If you haven't come across Yorkshire sash windows before, they're one of Britain's oldest window styles and consist of a horizontal sliding design that actually predates the vertical sash windows we associate with Georgian and Victorian buildings. They've been around since the 16th century, and they're still the defining feature of traditional cottages and listed buildings across Northern England.

Unlike vertical sash windows, Yorkshire sliders don't need a counterweight system - the inner sash simply slides behind the fixed outer sash on timber runners. It's a simpler, more practical mechanism, and it gives the window those distinctive square proportions that suit cottage-scale buildings so well.

We make ours in Sapele hardwood, machined to the original design but with modern additions including double glazing, draught sealing, smooth-running track systems, and concealed multi-point locking - so they perform as well as they look.

We've just started work on a set of bespoke windows for a property in London. The brief called for something that doesn't come off the shelf: a distinctive arched head, custom moulding profiles throughout, and the kind of detail that only becomes possible when every component is made from scratch in our own workshop.

You can see from the photos where we are right now. The timber is cut, the profiles are machined, the curved sections are shaped, and the frames are beginning to take form. What looks like a pile of components on the workshop floor will, before long, be a set of windows that fit their building exactly — in proportion, in profile and in character.

Projects like this are what we're here for. The ones that need more than a standard answer.

This is our spindle moulder doing what it does best.

What you're watching is a bespoke curved window section being shaped with the kind of precision that's very difficult to achieve any other way. The spindle moulder cuts and shapes timber to exact profiles - consistently, repeatedly, and to tolerances that matter when every window we make has to be right the first time.

For straightforward work, that means replicating period mouldings exactly, matching original glazing bars, and producing consistent sections across a full set of windows. For projects like this one, where the brief calls for curves, unusual profiles or something that simply doesn't exist off the shelf, it gives us the control to make it happen without compromise.

Over 130 years of craftsmanship. Still investing in getting it right.

Windows and doors are what we're best known for. But bespoke joinery doesn't stop there.

This project was for an office in a historic building that needed more storage — but where a standard off-the-shelf unit simply wasn't going to work. The alcove had its own dimensions, the room had its own character, and anything that looked out of place would have looked wrong immediately.

So we designed and fitted a unit to suit both. Open shelving above, cupboard storage below, built to fill the alcove exactly and painted to sit flush with the room's existing woodwork. The kind of thing that looks as though it has always been there — which, in a building like this, is exactly the point.

It's the same approach we bring to every project, whether it's a sash window on a listed farmhouse or a fitted bookcase in a period office. The material, the proportions and the finish all have to be right for the space.

Knowing what work your windows actually need isn't always straightforward - particularly when some of them are three floors up.

So we come to you.

We'll survey the property and assess each window and door individually. Where repair is the right answer, we'll repair. Where replacement makes more sense, we replace like-for-like - not a uPVC approximation, but a timber window, handcrafted to match the original in style, profile and detail.

The difference is that today's options go further than the original joiners could manage.
