Why a Lawful Development Certificate Matters

Many builders will tell you that you don't need to apply for anything and that your extension can be built under permitted development rights.

While that is often true, we believe a Lawful Development Certificate (LDC) should always be obtained.

Most home extensions in the UK can be built without planning permission under permitted development rules. However, just because planning permission isn't required doesn't mean you can easily prove it later.

The issue usually arises when you come to sell your home. A buyer's solicitor will often ask for evidence that the extension was lawful. Without an LDC, this can lead to questions, delays, and unnecessary complications.

An LDC is an official certificate issued by the council confirming that your extension complies with permitted development rules. Once granted, it remains with the property permanently and provides clear proof that the work was lawful.

For a relatively small cost, an LDC can save significant time and hassle in the future.

This client in Horsall wanted to replace their old, tired conservatory with a contemporary single-storey rear extension to create a spacious kitchen/dining area.
