What does sustainable design look like beyond the buildings we create?

For us, it's also about supporting initiatives that make a lasting environmental impact.

Since partnering with JUST ONE Tree, our contributions across the Collective have enabled more than 880 trees to be planted through global reforestation projects that help restore ecosystems, capture carbon and support local communities.

Alongside our ongoing commitment to sustainable architecture, we continue to donate the equivalent of 40 trees every month through this partnership.

Because creating a better future means thinking beyond the boundaries of the built environment - Growing forests. Regenerating oceans. Educating future generations. JUST ONE Tree at a time.

This village home blends traditional farmhouse-inspired character with light-filled contemporary living, combining feature brickwork, crafted timber details, exposed beams and generous glazing. Now fully lived in, it has developed a warmth and character that can only come with time.

HAPPY BIRTHDAY TO US!

This month, Swann Edwards Architecture turns 15.

Over the past 15 years, we’ve had the privilege of working on a wide variety of interesting, rewarding and often challenging projects across the residential, commercial and affordable housing sectors — each one shaping who we are as a practice.

This milestone reflects the hard work, commitment and expertise of our incredible team, alongside the trust and collaboration of the fantastic clients, consultants and contractors we work with.

The last 15 years have also seen exciting growth and evolution for the practice, including the launch of our focused smaller project offering SE Addition , the formation of BE Collective, and the expansion of our presence with a new base in Lincolnshire.

At the heart of everything we do are people — our team, our clients, and the relationships that make every project possible.

Thank you to everyone who has been part of our journey so far.

Here’s to the next chapter — and keep your eyes peeled for something new coming soon...

From classroom to CAD.....We’re delighted to have two secondary school work experience students into the studio this week

Mentored by Connor and George, they’ve been getting hands-on experience with the design process through a series of exciting projects — including designing their own dream home (week1) and developing an extension proposal for our Black Barn office based on one of three client briefs (week2).

From interpreting a brief and exploring initial ideas, to carrying out site surveys and developing concepts, they’re working through the same stages we use in practice every day. The aim is to take their ideas through to CAD drawings, printed presentation boards, and a final design review with the team for feedback.

We’re passionate about supporting young people and helping to inspire the next generation of designers and creatives. It’s been fantastic to see both students throw themselves into the process with enthusiasm, creativity and confidence — they’re already showing great promise.

We can’t wait to see how their projects develop over the week!

More time to act...

The deadline for submitting land to the Fenland 50 Call for Sites has now been extended to 31 May 2026.

If you own or control land in Fenland, this is an important opportunity to have your site formally considered as part of the emerging Local Plan and future development strategy.

A strong submission is about more than simply identifying land — it should be well considered, strategically positioned, and supported by the right expertise.

At Swann Edwards, alongside our BE Collective collaborators, our multidisciplinary team can support you with:
✔ Site reviews and suitability advice
✔ Planning and development guidance
✔ Architecture, engineering, and surveying input
✔ Preparation of a considered submission

⚠️ Submitting land does not secure planning permission — but it does ensure your site is assessed as part of the Local Plan evidence base.

New deadline: 31 May 2026

If you’re considering a submission, or know someone who may have suitable land, now is the time to act.

Outline Approval Secured Beyond Development Boundary

Approval has been secured for an outline residential development of up to 5 dwellings in a village location.

Following pre-application feedback, this scheme was carefully refined to respond directly to planning concerns — reducing the scale of development from an initial 13 dwellings to a more modest 5-home proposal, pulling development back from the countryside edge, and introducing a new frontage footpath to improve pedestrian connectivity.

This project demonstrates the value of a considered, policy-led design approach — balancing development potential with local character, neighbouring amenity, and sustainable growth principles under Policy LP02.

A strong example of how thoughtful revisions and planning strategy can help unlock development opportunities and achieve a positive outcome.

Not every planning approval ends in housing.

Another consent secured — this time for the conversion of an existing commercial building into an indoor padel courts in rural Norfolk.

Projects like this are a great reminder that our work extends well beyond residential — supporting commercial diversification, adaptive reuse, and new leisure opportunities through the planning system.

Early planning strategy was key in shaping the right approach from the outset, helping position the application for delegated approval.

A fantastic project to be involved in - keep your eyes open as this will be open to the general public shortly!

Challenging process — Rewarding result.

Planning approved for this bespoke new dwelling — a project that required a carefully considered approach from the outset.

Partially located outside the development boundary, the scheme faced further challenges when an emergency Tree Preservation Order was placed on the site. Working closely with arboricultural specialists and the local authority, we successfully appealed the Order, allowing the project to move forward.

Following this, the application was resubmitted and full planning approval secured. Coordination across disciplines — including structural and civil engineering expertise from WE. Consulting Engineers, and input from BE Energy ( both BE Collective sister companies) — ensured a fully compliant and well-resolved design.

With planning now in place, construction is set to begin on site... we can't wait to see the completed build!

A great result — and even better feedback

Securing planning permission beyond the development boundary can be a complex process — but with the right guidance, it’s absolutely achievable.

We’re pleased to have supported this project through to a successful outcome, and really appreciate the kind words from our client. We look forward to seeing the completed build and supporting them along the way!
