New .uk ecoTEC+ 412 installed in

The old boiler had a fault, BG attended and said they couldn’t fix it and they would give a price to replace but they never followed up.

I went round to see if it could be repaired but agreed it was time for a new boiler, that old one lasted 26 years, which is pretty good if you ask me.

New 12kw boiler fitted, then down rated to 9kw, new radiator valves fitted throughout, new pump valves fitted, external soakaway installed, system powerflushed, commissioned and handed over. 10 year warranty on new boiler 🐰💚

Powerflush, another dirty one! 🖤

- it wasn’t circulating through the magnets so I took it apart to check it and found a hose had popped off, easy fix!

flushing adaptor is a must especially if you install .uk boilers!

Failed potable expansion vessel- ZILMET 💥

Anyone else had issues with these? I fitted this one as a replacement just over 2 years ago: 19/02/2024

I’m assuming there is no warranty on this vessel, it’s a shame, I feel bad for my customer, this is costing them a few quid now for something that surely shouldn’t have failed already 😩

Call out for no hot water… Boiler fires but water is cold.

This was on a .uk ecoTEC+ 831 (2011)

The boiler S codes said it was in hot water mode but the water was cold and the heating flow pipe was getting red hot.

I done a few voltage and resistance checks, but ultimately the plastic on the diverter valve motor had broken which meant that it wasn’t moving in and out, it was spinning instead and staying in the heating position…

Experience tells us how to fix many things but it’s always good to do the electrical tests too to make sure they won’t be any call backs and helps build more knowledge, which is never a bad thing.

In this post you can see I used the test cards from to help hold and identify the X2 block, very handy, he also makes these for other boilers too, him him up in the comments below if you want to know more.

I’ve also used a reference document from V2 folder which is always handy to have, he has lots of useful information in the 4 folders.

And obviously the boiler MIs hold a lot of info, and it’s always worth booking onto a manufacturers training course if you want to learn more about breakdowns/testing/repairs etc.

Anyway, I always keep spare *WORKING* motors when I change a leaking diverter valve so I have a few 😅 and yep, you guessed it, Van Stock!

So I got this boiler back up and running on a single visit, and I even gave it a service after the repair. Happy days.

Who knows why this is could be happening? I Went to a job to service a boiler and then she said the programmer isn’t working properly when heating & hot water is selected at the same time. They work absolutely fine on their own, just not together… I think someone recently moved the programmer.

Is it crazy if it works?! Poor water main (5 L/min) while powerflushing, I dunno how my brain got to this as a solution to my problem but it actually worked!! Keep it in mind next time you’re doing one and struggling, but seriously, let me know if I’ve lost the plot or if that’s actually a good idea. 😵‍💫🤪🫠🧠
