After a lengthy and challenging planning process, we’re delighted to have secured planning permission for this contemporary timber-clad garden annex. In a local conservation area!

💡 DID YOU KNOW?

You may be able to build a much larger rear extension than you think—without needing full planning permission.

In many cases, homeowners in England can extend:

🏡 Up to 6 metres from the original rear wall of a semi-detached or terraced house.

🏡 Up to 8 metres from the original rear wall of a detached house.

This is achieved through a Prior Approval application under Permitted Development Rights, rather than a full planning application. The Local Planning Authority will notify your immediate neighbours, and provided the proposal meets the relevant criteria and no significant issues are raised, the extension can often proceed without full planning permission.

However, there are important conditions. Not every property benefits from Permitted Development Rights, and restrictions relating to height, design, previous extensions, conservation areas and other planning constraints may apply. Building Regulations approval will also still be required before construction.
