With the growth of AI tools, producing concept visuals and design imagery has become faster and more accessible than ever. While these images are not final designs, they provide a helpful guide to explore possibilities, discuss ideas, and better understand how a project may look and feel once completed.

For us, AI isn’t replacing the design process — it’s enhancing collaboration. It allows us to communicate ideas more clearly, test concepts more efficiently, and help clients engage with their project from the very beginning.

Every project still relies on a thoughtful design process, technical knowledge, and detailed architectural work — but having strong visuals early on makes the journey far more accessible and exciting for everyone involved.

It’s a recurring challenge within the architectural and design industry that deserves more open discussion.

Many designers are engaged at the early stages of a project to prepare planning drawings and secure planning permission. This work requires significant expertise, time, and professional judgement. However, it’s not uncommon for clients to proceed with construction using others for the detailed design phase—or, in some cases, without adequate technical input altogether.

The difficulty arises when issues inevitably surface during the building control stage. At this point, designers who were not appointed for the technical design or construction phases are often approached to resolve complex compliance problems—frequently with an expectation of immediate assistance, despite no formal instruction or ongoing appointment.

It’s important to be clear: architectural services are structured in stages for a reason. Planning drawings are not construction drawings, and progressing a project without proper technical development carries risk—not only in terms of compliance, but also cost, delays, and build quality.

As professionals, we’re always keen to help where we can. However, effective support relies on clear appointments, defined scopes of work, and appropriate resourcing. Engaging a designer through all relevant stages of a project is not just a matter of continuity—it’s essential for ensuring that what is approved can also be successfully and compliantly built.

Clear communication, mutual respect, and proper engagement benefit everyone involved—and ultimately lead to better outcomes for clients and projects alike.

Planning approval secured ✅

First-floor extension to an existing bungalow, alongside a new single-storey annexe within the curtilage. A carefully considered design that enhances the original dwelling while respecting scale, context, and setting.

This coloured site plan was produced as part of a project undertaken by us. It is intended as an illustrative example to clearly communicate the overall site strategy, layout and key design considerations at an early stage of the project.

The use of colour helps distinguish between existing and proposed buildings, hard and soft landscaping, access routes and boundaries, making the plan easier to read for clients, consultants and planning officers. It also assists in conveying scale, relationships between spaces and how the development sits within its wider context.

While not a technical construction drawing, this type of site plan plays an important role in explaining design intent, supporting planning submissions and facilitating discussion with stakeholders.
