Replacing the Old with Something Far More Useful

This project involves the demolition of an existing damaged garage and its replacement with a purpose-designed extension that makes much better use of the space.

The new accommodation will provide:

So, you have decided you do want an extension — and you are clear on what you are trying to achieve.

The next step is understanding what type of planning approval is required and which route is right for your project.

What do you need for a house extension?
Many homeowners assume extensions always require Planning Permission.
Sometimes that is correct — but many fall under Permitted Development.

What is Permitted Development?
Permitted Development (PD) is a set of rights granted by the UK Government that allow certain works to be conducted without applying for full planning permission.

Think of it as a fast-track route — fewer delays, less red tape — if you meet the rules.

•Permitted Development Rights (PDR)
Some extensions and loft conversions can proceed without planning permission, but only if they meet strict limits on:
Size and projection
Height and eaves level
Distance to boundaries
Materials
Percentage of garden built over

If just one of these limits is exceeded, planning permission is usually required.

There is detailed technical guidance available from the Government, but interpretation is key — small measurement differences can change everything.

Where an extension complies with PDR, we always recommend applying for a Certificate of Lawful Development.

This provides written confirmation that the works are lawful — invaluable for future sales, remortgages, and general peace of mind.

Certificate applications typically take around 6 weeks.

• When PDR Do Not Apply

Permitted Development Rights can be restricted or removed if:

The property is in a Conservation Area
The building is listed
It is a flat or maisonette
Previous extensions have already used up allowances
An Article 4 Direction or planning condition applies

In some cases, the Prior Approval route may still be available.
Understanding which route applies at the outset can save time, cost, and frustration later.

Window & door positions
Rooflights or lanterns
How light reaches existing rooms

Good daylight design makes spaces feel bigger, brighter, and more usable.

• Budget (and contingency)
As a rough guide, many extensions are around:
£2,000–£3,000+ per m² (build cost only)

Also allow for:
Professional fees
Planning & Building Regulations
Services & finishes
A sensible contingency

Unexpected issues often arise once work starts — planning for them reduces stress later.

• Learn from neighbours
If nearby properties have already extended, call round and ask how their project went.

Ask about foundations
Any Drainage issues
What were the ground conditions like
Any problems obtaining materials
Who was their builder and would they recommend them

Local knowledge can be invaluable early on.

• Impact on neighbours
Key considerations:

Loss of light
Overshadowing
Overlooking & privacy
Scale and massing
Proximity to boundaries

These matter for planning applications and permitted development.

A simple rule of thumb, ask yourself:

Would you be happy if your neighbour built the same extension next door?

If the answer is no — it’s worth revisiting the design early.

Thinking of extending your home?

A few key things to consider before you start.

• Start with the right question

Before designs, window colours, or speaking to builders…take a step back first.

The most successful extensions start with clear thinking, not drawings.

• What problem are you solving?

Is it:

Lack of space?
Poor layout or flow?
Not enough natural light?
The way the house works day to day?

A good extension should fix a problem, not just add square metres.

• Do you really need an extension?

Could your requirements be met by:

De-cluttering and getting rid of junk?
Reworking the existing layout?
Opening up spaces internally?
Improving light and connections?

Sometimes the best solution isn’t bigger — just better planned.

• How will you use the space?

Think about everyday life:
How do you move through the space?
Where does furniture sit?
Do you need storage or flexibility?
