Not every redundant building needs to come down.

Westbury School, Letchworth — a fine inter-war building in a conservation area, closed and surplus to requirements. We prepared the feasibility and planning for its conversion into 39 homes, retaining the best of the original and adding sympathetic new houses within the grounds.

Planning granted 2010. Now built and lived in.

Here’s the draft:

🏠 Application just submitted — Hitchin extension

A growing family in Hitchin wanted more from their home without leaving it. The brief: a new master suite, and a generous open-plan kitchen and living space that finally does justice to the garden.

Our solution is a two-storey side and rear extension that works in honest contrast to the existing house — warm brick against the rendered original, new reading clearly as new. The ground floor opens directly onto a stepped terrace, blurring the line between inside and out. Working with the clients to achieve their dream.

Planning application submitted. Watch this space.

🏡 From one house to three — Welwyn Village

A family came to us with a single house on a steep, wooded plot on London Road, Welwyn Village. The potential was obvious — but so was the challenge.

The hillside setting meant that simply replacing the house wasn’t straightforward. Our solution was to cut the new homes into the slope, reducing the level change up to the site and letting the development sit naturally within its surroundings rather than imposing on them.

We took the project from the initial design concept through planning permission — then continued to work with the developer who purchased the site to deliver the full construction package and the finished scheme

The result: three generous family homes in a beautifully landscaped setting, replacing one.

🔑 Got a plot with potential?
Whether you’ve inherited a property, own land you’re not sure what to do with, or simply think your site could work harder — we’d love to have a conversation.

Step inside before a brick is laid.

We can now produce detailed interior visualisations across our projects — letting clients see the spaces we’ve designed for them, properly, before construction starts.
It’s more than a nice picture. These views become a working tool:

🪵 Test materials and finishes in context — does that floor work with the wall colour
🎨 Help shape decisions on palette, joinery and detail as the design develops
🛠️ Spot the things you’d otherwise only notice on site, when changes get expensive

Swipe through for a range of recent interiors — a barn conversion, contemporary new-build, urban extension, family playroom, and two dressing rooms shown in alternative finishes.

If you’re thinking about a project and want to see it before you commit, we’d love to talk.

(Swipe for the proposals). Application Submitted! Out with the old conservatory, in with something worth having.

We’ve just submitted a planning application for a rear extension to a detached house in the historic core of Letchworth — a house of special interest to the Heritage Foundation, so the design had to work hard.

Two options were considered: a contemporary flat-roof glazed scheme, or a more traditional approach, that sits naturally with the existing Arts and Crafts character. The traditional approach won-out.

The result opens up the kitchen-living space, connects the sitting room and study, and gives the house the ground floor it deserves, while providing a good connection to the garden. A utility space in the rear of the garage is a bonus.

Now with North Herts and the Heritage Foundation. Fingers crossed 🤞

🏗️ A busy week on site — three very different projects, one common thread: getting the details right.
This week we’ve been out visiting three of our current projects at various stages of construction, and it’s always great to see designs coming to life.

📍 Letchworth — New Build, Nearing Completion
Our contemporary new-build is looking fantastic from the air — drone shots don’t lie! Clean lines, a striking dark roof, and integrated solar panels making this one as sustainable as it is good-looking. Nearly there… watch this space.

📍 Hitchin — Extension & Refurbishment
Mid-build organised chaos at its finest. Steel frames, exposed brickwork, and a roofer brave enough to give us a wave from the top. This one’s going to be a real transformation when the scaffolding comes down.

📍 Ealing — Extension & Refurbishment
A handsome Victorian property undergoing some significant work. The existing basement is being transformed with a lowered floor level, a new rear extension will open up the back of the house, and improved connections to the garden will make the most of the outdoor space. A project that’s really about unlocking the full potential of a fantastic period home.

Three towns, three briefs, three great clients. This is what we love about the job.

Every home in Letchworth Garden City has its own character. Our job is to understand it — and make sure any extension feels like it always belonged there.

These CGI visualisations show four recent projects across the town, each one designed to sit sympathetically within the Arts & Crafts tradition that makes Letchworth so special. From front door to rear garden, the detailing matters: rooflines, materials, window proportions, brick and render — nothing is an afterthought.

As one of the most active architectural practices working in Letchworth — with over 20 Heritage Foundation applications in the last five years — we know what it takes to get a scheme approved. That experience means we design with consent in mind from the very first conversation, saving our clients time, cost and uncertainty.
Thinking about what your home could become? Give us a call or drop us an email — we’re always happy to talk through the possibilities.

How much is possible when extending a home in Letchworth Garden City? More than you might think. 🏡
These CGI visualisations show three very different projects we’ve designed for homeowners across the town — and together they tell quite a story.
The striking flat-roof scheme on The Broadway is perhaps the most unusual. Contemporary architecture in Letchworth is rare, and rightly so — but where a modern extension is carefully placed away from the public realm and sensitively considered in its context, it can be genuinely transformative. Full-width glazing, clean lines, and a seamless connection to the garden: all completely hidden from the street.
The other two projects take a more traditional approach — working with the existing character of each house and respecting the town’s Arts & Crafts heritage. Different houses, different briefs, the same care and attention to detail.
With over 20 applications to the Letchworth Heritage Foundation in the last five years alone, navigating that process — alongside standard planning permission from North Hertfordshire Council — is something we do every day.
If you’re thinking about extending your Letchworth home, we’d love to have a conversation.

Some homes have a story to tell. Our job is to help write the next chapter. 🏛️
Hitchin has some truly beautiful period properties — and we feel very fortunate to work with them.
Whether it’s a listed building requiring a sensitive touch, a characterful cottage needing more space, or a traditional family home ready for a carefully considered extension, we understand that good design here means working with a building, not against it.
The result? Spaces that feel like they were always meant to be there.
