Some briefs arrive with unusual requirements. This one had to look after a collection of musical instruments.

From our project archive: the Benslow Music Instrument Loan Scheme building in Hitchin, completed in 2021. The scheme lends high-quality instruments to young musicians who’d otherwise never get their hands on them — so the building needed to be part store, part workshop, part place for players to try out their prospective instrument.

We ran it from inception to completion: brief, planning, technical design and construction stage. That end-to-end involvement is the same whether it’s a charity building or a house extension — one practice, one point of contact, from first sketch to the day you move in.

Planning consent granted. Ready to progress to the next stages

Kitchen-diners that work for everyone are rare. This family’s open-plan living wasn’t cutting it, and the upstairs layout didn’t help either. We’ve extended and reconfigured the ground floor to create the space they actually need—new windows throughout, first-floor rendering to tie it together, and solar panels to keep the running costs down.

Two Hitchin houses. Two decision notices. Same day.

Both had the same problem: rooms that no longer worked for the family, and a house showing its age. Neither needed to move — they needed the space they already had to do more.

Both consented by North Herts District Council. On to the next stage!

Application just submitted!
We first worked on this Hitchin house a few years ago, adding the orangery to the rear. That was phase one. The clients have now come back for phase two — and this is the bigger move.

A two-storey extension and remodelling that adds a new master suite, a proper entrance hall and staircase, and a gym, with the existing bedrooms reworked as part of the same exercise. The original house sat comfortably on a generous plot but had no real arrival to speak of: the front door was set back and the hall did little more than get you to the stairs. The new work gives the entrance a front, and redraws the elevation you see from the road along the way.

Phasing a project like this isn’t a compromise. It spreads the cost, limits the disruption, and gives you time to work out what you actually want next. Plenty of houses are better off built in chapters.

From constrained to genuinely liveable: a 1960s brick semi transformed with a substantial rear extension.

The original rear was poky and disconnected from the garden. This project opened it up completely — a spacious, light-filled kitchen-living space that’s become the heart of the home, with seamless access to the garden for entertaining and everyday living.

The realised project (shown in detail below) delivers on the vision: bespoke joinery, considered materials, and a family living the space they’d been lacking.

This is from our project archive — completed several years ago — but it’s a transformation we see again and again: sometimes the answer isn’t moving, it’s making the house you have work harder for you.

The best plot in the street is often one nobody’s noticed.

Infill — slotting new homes into a gap, an under-utilised town centre site, an oversized garden, or land beside an existing house — is some of the most interesting work we do. It’s also some of the trickiest: access, overlooking, trees, drainage and neighbours all want careful handling, and the planners rightly take some convincing.

Done well, it turns underused land into genuinely good homes without harming what’s around it. If you’re wondering whether a plot has potential, that’s exactly the question we like being asked.

We’ve just submitted this Hitchin extension for planning — and it solves more than a shortage of kitchen space.

The family had outgrown their kitchen, but the real problem was a house that had stopped working around them. So we’ve tackled both at once. A new single-storey extension will give them the kitchen and living space they’re missing: bright, open, and properly connected to the garden through full-height glazing. And rather than simply bolt on more floor area, we’ve reworked the internal layout so the rest of the house finally makes sense.

The old balcony — admired from the garden, never actually used — goes, which tidies up the elevations in the process. New windows throughout and roof-mounted PV panels will bring the house up to date, inside and out.

The aim is a home that feels considered rather than extended: more room where the family need it, less clutter everywhere else, and lower running costs into the bargain.

Fifty years of one-off houses, and no two of them look alike. Here are some recent ones

A house should answer to its plot and the people living in it, not to a style we’ve decided to be known for. So the range runs wide: something quietly modernist stepping down a slope, an arts-and-crafts nod that sits easily among older neighbours, a solid family house built for the long haul.

What runs through all of them is knowing the ground we’re working on. Fifty years designing across Hitchin, Letchworth and the wider three counties means we’ve a fair idea of what North Herts will wave through and what it won’t — usually the difference between a project that moves and one that stalls.

Application just submitted to create three new flats within the roofspace of this building on Howardsgate — one of Welwyn Garden City’s principal central avenues.
The building is a non-designated heritage asset, or “locally listed” - as well as in the conservation area - so the scheme seeks to work with the existing roofline and frontage rather than against them. This is a revised application, following an earlier refusal.
Three homes in the centre of town, with no extension to the building’s footprint. A simple, sustainable project.
