This Small Detail Could Be a Big Warning Sign.

When viewing a property, it's easy to focus on the kitchen, bathroom or décor, but don't forget to look outside.

If you spot an air brick blocked by gravel, soil, weeds or leaves, or notice that the ground level is too high and too close to the air brick, it could be an early warning sign of a potential damp problem.

Air bricks are designed to provide a constant flow of fresh air beneath suspended timber floors. When the air brick is blocked or sits too close to the surrounding ground, ventilation is reduced and moisture can become trapped beneath the property.

Over time, this can lead to:

✔️ Increased humidity beneath the floor
✔️ Condensation forming on timber joists
✔️ Wet rot and timber decay
✔️ Damp patches appearing on internal walls and floors

Ground levels should also be kept well below the damp-proof course and air bricks. If decorative stones, soil or paving are too high, they can restrict airflow and increase the risk of moisture affecting the property.

Taking just a few minutes to inspect the outside of a home before buying or renting could help you identify potential problems before they become expensive repairs.

What Are the Signs of Compromised Plaster?

Your plaster does more than provide a smooth finish. It acts as a protective layer for your walls. When plaster starts to fail, it's often a sign of an underlying issue that needs attention.

Common signs of compromised plaster include:

• Crumbling or powdery surfaces
• Bubbling or blistering paint
• Cracks appearing across walls or ceilings
• Hollow-sounding plaster when tapped
• Staining or discolouration
• Salt deposits forming on the surface
• Loose plaster pulling away from the wall

In many cases, these symptoms are linked to damp problems. Rising damp, penetrating damp, condensation, or previous water leaks can all weaken plaster over time.

Wood-boring beetles need two things to move in: damp timber and still air.
Give them both, and infestation is only a matter of time.

Excess moisture softens timber and makes it far more appealing to beetles, and poor ventilation means the damage builds up quietly, often for years, before anyone notices.

The areas most at risk are usually the ones that get overlooked, lofts, basements, cellars, underfloor voids, roof spaces and timber floor structures. Anywhere air doesn't move and moisture can linger is a place worth checking.
Small exit holes are usually the first sign anyone sees, but by then the beetles have already done most of the damage below the surface. That's why a proper inspection matters, it tells you whether the infestation is still active, how far it's gone, and what treatment will actually deal with it, rather than just papering over the holes.

If you've spotted woodworm, or you're worried about damp timber somewhere in the property, don't wait and see. The longer it's left, the more it costs to put right.
