📋 Building Regs vs Planning Permission

One common mix-up we hear from clients: assuming planning permission and Building Regulations are the same thing, or that getting one automatically covers the other. They don't - and mixing them up can catch people out, so it's important to understand the difference before work starts.

In the words of Mr MJG himself: "planning permission controls what you build, and building regs control how it's built."

Planning permission is about the bigger picture - the size, position and appearance of what you're adding, and whether the local authority allows it. Building regs are separate: they cover the technical side of the construction itself, structural safety, insulation, fire safety, drainage, regardless of whether planning permission was ever needed.

That's why a project can need one, both, or neither, depending on what's actually being done - and it's one of those things we ensure clients sort out before work starts, not after. And of course, this is something we're happy to guide people on.

🔧 Drainage Manholes - Button Oak

A blocked drain years down the line can turn into a real headache for a homeowner, often meaning a patio or a section of flooring has to come up just to reach a pipe that should have been accessible in the first place. It's also one of the easiest problems to prevent, if it's installed properly from the start.

At Button Oak, that's exactly what's happening. Every access point - known as an inspection chamber or manhole - is positioned wherever the pipe run changes direction or joins another pipe, so if a blockage ever occurs, it can be reached, rodded, and cleared without disturbing anything above it.

Before any of it gets backfilled, building control inspects and signs off every manhole position to confirm it complies with regulations. Nothing gets covered over until that approval's in place.

It's a stage most people never see once the work above ground is finished - but getting it right now is what saves the disruption later.

📋 Explaining Planning Permission

For most people, a home is the largest financial asset they own - which is exactly why getting planning permission right matters.

The most common issue we see isn't people over-complying, it's the opposite: assuming a project doesn't need planning permission when it actually does. That assumption can be costly - work carried out without the right approvals can cause real problems later, from enforcement action to complications when selling.

Every project we take on goes through the same check: full details go to the architect, who confirms with certainty whether planning permission applies before any work begins.

💡 For projects that fall under permitted development, there's also the option of a Lawful Development Certificate (LDC). It's not a legal requirement, but it's often recommended by architects and planning professionals as good practice - and worth knowing there is an application fee involved, payable to the council. An LDC gives you formal, written confirmation that your project was lawful at the time it was carried out. That's valuable to have on file, particularly if you ever come to sell: it removes any ambiguity for a buyer, their solicitor, or a surveyor asking questions about the work.

We manage this process for every client from the outset - checking requirements, applying for the right documentation, and making sure nothing is left open to question later.

✅ Stourport Extension - Complete

Another extension finished in Stourport, delivered to the schedule the client had from day one.

Ground conditions meant deeper footings than planned partway through - we adjusted, made up the time, and still hit the original deadline.

Here's what the client said once the job was done: ⭐

"Matt was extremely professional, knowledgeable and was able to advise us in all the options available to us. There was no pressure, in the end it made our decision very easy... When they encountered some unexpected issues, they just cracked on and got the job done. Communication and the quality of workmanship was excellent from start to finish. 📐 Floor Height Query - Stourport

A small discrepancy, caught early, at one of our current projects in 📍Stourport.

We're extending a 100 year old cottage, and as the new floor level was being marked up against the existing structure, our carpenter identified a 170mm step where the extension meets the original doorway - not something visible on the drawings themselves.

Rather than proceed on assumption, we paused that section of the build and queried it directly with the architect. It later turned out to be a measurement discrepancy from the original survey: the new floor was intended to sit flush with the existing cottage, not step down from it.

We corrected the floor levels before any flooring was installed - and kept the client informed at each stage, from flagging the query through to confirming the fix.

It's a small detail, but the kind that matters. Left unchecked, it would have meant taking up a completed floor to correct it later - adding cost, time, and disruption that a five-minute check at the right moment avoids entirely.

This is what proper project oversight looks like in practice: not assuming, checking, and making sure nothing gets built on a discrepancy that could have been resolved first.

Planning a home extension under Permitted Development, but how do you actually prove it’s lawful?

If you’re building under permitted development rights, have you considered how you would demonstrate that your work complied with planning rules at the time it was carried out?

This is where a Lawful Development Certificate (LDC) comes in.

It’s an official document issued by your local council confirming that your proposed or completed development was lawful under planning legislation.

But if it isn’t a legal requirement, is it still worth applying for?

Since MJG was established in 2021, we’ve made a commitment that we’re genuinely proud of, taking on at least one apprentice every year.

In an industry where the focus can often be heavily weighted towards output and profit, we believe it’s just as important to invest in people and the future of our trade.

Yes, apprentices come with challenges. They require time, patience, and proper guidance. But the positives far outweigh this.

There is something incredibly rewarding about seeing a young person walk onto site on their first day, often unsure and inexperienced, and then watching them develop their skills, confidence, and understanding over time, eventually growing into a capable tradesperson.

Works are progressing well on one of our latest renovation projects in Worcestershire.

The team has been hard at work delivering the first phase of the transformation.

A key part of the project involves the installation of a completely new foul drainage system throughout the property. While this is a major undertaking, careful planning has been essential as the homeowners continue to live in part of the house during the works.

To minimise disruption, the team has ensured that temporary connections to the existing bathroom facilities remain fully operational while the rest of the property undergoes renovation. It's this attention to detail and forward planning that helps keep projects running smoothly for our clients.

At MJG, we understand that many renovation projects take place in occupied homes, so maintaining essential services and creating a safe working environment is always a top priority.

One small hole could save you thousands of pounds.

When planning a house extension, most people focus on the exciting parts – the extra space, the new layout, and how the finished project will look.

But one of the most important stages happens before any construction work begins: digging a trial hole.

A trial hole allows us to determine the depth and condition of the existing foundations. It sounds like a small task, but the information it provides can have a significant impact on the project's cost and programme.

Without carrying out this investigation, there's a risk that once work starts, unexpected foundation depths or ground conditions are discovered. This can lead to redesigns, additional excavation, extra concrete, delays, and ultimately costs running into thousands of pounds.

At MJG, we believe that good project planning starts with reducing uncertainty wherever possible.

That's why we encourage carrying out trial holes early in the process. While it may seem like an additional step at the beginning, it helps us provide more accurate advice, better cost forecasting, and fewer surprises once construction is underway.

Not every project is as straightforward as it first appears.

On a recent project on the edge of Shropshire, the brief seemed relatively simple:

Remove the existing fibreglass swimming pool steps and replace them with new concrete block steps, ready to be rendered with Ardex AM100 ahead of a complete new pool liner installation.

However, as is often the case in construction and refurbishment, once we started opening things up, we uncovered something unexpected.

Behind the existing steps was a substantial mass of concrete that had previously been poured and hidden from view. What began as a straightforward replacement quickly became a much larger demolition and preparation exercise.

The true measure of the MJG team isn't when everything goes to plan—it's how they respond when it doesn't.

Rather than allowing the discovery to impact the programme, the team got stuck in, removed the additional concrete, adapted to the challenge, and kept the project moving forward. Thanks to their hard work, we were still able to deliver within the original timeframe.

It's a great reminder that in construction, experience, problem-solving, and teamwork are just as important as the work you can see in the finished product.
