Part Q of the Building Regulations (Safety in Buildings)
Building Regulations Part Q relates to the security buildings. The regulation addresses the security of doors and windows in dwellings, ensuring they provide a level of resistance to unauthorised access. Existing buildings being converted into flats must also meet Part Q especially on the ground floor. In short, the regulations apply equally to new builds and conversions. This often comes as a surprise to developers converting existing buildings into flats or Houses in Multiple Occupation (HMO). In the context of converting a
building into flats, compliance with Part Q would involve ensuring that any new doors and windows installed meet the security standards specified in the
regulations. This might involve using doors and windows that have been tested and certified to meet the relevant security standards or implementing
additional security measures as necessary. Windows and doors that are certified as meeting Secured by Design are perhaps the surest way of meeting Part Q
It's worth noting that compliance with Part Q is just one aspect of the building regulations that would need to be considered when undertaking a conversion project. Other regulations covering matters such as fire safety, structural stability, accessibility, and energy efficiency would also need to be addressed.
As with any building project, it's advisable to consult with a qualified architect or building professional who is familiar with the relevant regulations and can ensure that the project complies with all necessary requirements.
Understanding Building Regulations can have money and avoid unpleasant surprises during the conversion of an existing building into flats project. This also applies for a change of use too e.g. a residential home into self contained flats.
