Day 6-8 in the life of a garden room!
Day 6 corner trims and rear gutters and fall pipe. Fit energy efficient warm edge toughened glass toe and heeled correctly into frames.
Day 7 skim interior fit exterior socket and run steel wired armoured supply cable back to dwelling consumer unit.
Day 8 second fix electrics, interior and exterior lighting circuits controlled by app/voice controlled individual switches, consumer unit. Text circuits and clean up. All ready for flooring, painting and skirting boards.

A week in the life of a garden building!

Day 1: Damp proof membrane down. Floor framework made using treated c24 grade 4x2 at 400mm centres, kingspan insulation overlaid with breathable membrane and topped with 22mm tongue and groove chipboard flooring.
4x2 wall stud work up squared and plumbed and sheathed with 11mm OSB.
Day2: 6 x 2 structural grade roof joists on. 18mm t and g osb roof boards on with 1.2mm rubber laid on to relax creases out. (Ps looks like rain!☔️ 😂. Wrap building with breathable membrane and batten with 25mm x38mm treated laths to create a vented air gap to allow any pe*******on of moisture to vaporise and vent harmlessly away without pe*******on into wall structure. First fix doors and window.
Day 3: finish counter battening. Fix pre-formed anthracite grey drip flashing and insect mesh to bottom of walls. Affix chosen cladding. In this case ex 25mm x 125mm treated redwood loglap. Fix insect mesh to rear soffit vent.
Day 4: first fix electrics, internal and exterior sockets. And interior and exterior lighting. Insulate ceiling and walls with kingspan insulation. Apply foil vapour barrier over insulation.
Day 5 fix plasterboard and glue down roof and apply trims.
As illustrated this is not just a summer house with a bit of rock wool (which will suck up moisture like a sponge) a lot of our competitors will sell you a “garden room” which is not much more than a lined shed that will be a mouldy stinky mess in a few seasons. We carefully construct using quality materials. And carefully positioned breathable and non vapour permeable membranes and air gaps to ensure any moisture is vented safely away without structural degradation.
