Do you actually need Building Control for a loft conversion?
Most homeowners are surprised to find out that yes, in almost all cases, you do.
Whether you're adding a bedroom, a home office, or extra storage, a loft conversion triggers Building Regulations in the vast majority of situations. Here's why it matters and what the process looks like.
When is Building Control required?
Any structural change to your roof - new beams, floor joists, dormer windows, or a new staircase - requires Building Regulations approval. This covers fire safety, structural integrity, insulation standards, and means of escape.
The only exception is a basic storage loft with no structural changes and no habitable space and even then, if you're unsure, it's always worth a quick conversation with us. Everything else? You'll need sign-off.
What does the process involve?

→ Plans checked for compliance
→ Inspections at key stages: structure, insulation, fire doors, completion
→ Final Certificate issued - essential for selling your home
⚠️ What happens if you skip it?
No Final Certificate means problems when you sell. Mortgage lenders and solicitors will ask for it. Retrospective approval is possible but more expensive and stressful.
