Unless otherwise agreed in writing, inspections are visual only. I do not undertake destructive testing (lifting floorboards, removing plaster, or excavating) as part of a standard report.

2. Professional Standards
All services are provided with the reasonable skill and care expected of a member of the Institution of Structural Engineers (IStructE) and the Institution of Civil Engineers (ICE).

3. Third-Party Reliance
My reports are prepared exclusively for the named client. I accept no liability to third parties (such as future property owners or lenders) who may rely on the report without my prior written authorisation.

4. Payments
Payment is due upon receipt of invoice, typically following the site visit or report delivery. I do not process payments through this website; all payments are handled via bank transfer.

5. Liability

The primary defects or suspected defects that I investigate are:- Structural Movement Progressive Structural Movement Subsidence Settlement Cracks Uneven and Sloping Floors Defective Lintels Eaves Spread Roof Spread Bowed Walls Distorted Walls Defects in the Roof Structure

I might recommend further investigations following my visual report in a small percentage of cases. These further investigations could include:-
Trial Holes and Mini-Boreholes Drainage Investigations. Intrusive investigations involve removing plaster, lifting floorboards, and opening the brickwork. These would need the prior approval of the house owner and the attendance of a builder to do the work and then repairs after.
