Water pooling under the subfloor and a persistent bad smell had the client convinced this was groundwater. 💧

But instead of assuming, we carried out a dye test on the drainage system… and what we found told a very different story.

A CCTV drain inspection revealed the real cause — a displaced joint, allowing water to escape into the void and create the issue.

By correctly diagnosing the problem, we saved the client from unnecessary and costly waterproofing works.

Subfloor ventilation is absolutely critical to the health of any suspended timber floor.

In this property, the original air bricks had been completely sealed, preventing essential airflow beneath the floor. This can lead to trapped moisture, condensation, timber decay, and costly structural problems if left unresolved.

We attended site to reinstate the subfloor ventilation by reopening and installing new air bricks, allowing proper cross-flow of air and helping to keep the subfloor environment dry and healthy.

Should landlords be required to carry out an annual damp and mould survey? 🏠💧

We know we have a commercial interest, but we also see tenants living in poor conditions and landlords facing serious legal and financial consequences when issues go unchecked.

Under the Defective Premises Act 1972, landlords can be held liable for tenant illness linked to damp and mould, and ignoring it could block eviction notices or lead to costly settlements.
