Well.... what the hell do I say about this one 😳
Got recommended to this customer by Graham Nash at Pinnacle Builders to go have a look at a roof she's recently had done.
I haven't got the job yet, I'm currently reporting on it and putting a couple of prices together.
But wow.
It's bad.
Roof is leaking for a start.
Tiling is poor pretty much everywhere you look.
Leadwork is shocking or just completely wrong.
Fascias are bad.
Flat roof isn't right.
No eaves guard.
Dormer is clad in Eternit fibre cement slates which should be nailed and riveted....
They've screwed them through the face 🤦‍♂️
And then we get to this beauty 😂
That appears to be a steel sticking straight through the roof with a bit of lead slapped around it.
And funnily enough.... that's roughly where the water is pouring in.
Customer is in a horrible position because she's already paid someone to do all this.
I'm pricing her 2 options.
1. Get into the suspected leak area ASAP, strip the tiles back, see exactly what's going on underneath and hopefully get the immediate water ingress stopped.
2. The horrible one.
Price what it actually takes to put the roof right.
Basically paying twice 😬
If I get the go ahead on the emergency repair I'll photograph everything as I strip it because I'm genuinely intrigued to see what's underneath that bit of lead 👀
There's plenty more wrong than I've put in this post.
How somebody has stood back, looked at this and thought "job done" I don't know.
