Some projects have a way of coming back around!

We first visited this site in Leicester back in 2015, but at the time, nothing came of it.

Fast forward nine years to 2024, and we were recommended to a client looking for a practice to take the project forward from the Building Regulations stage.

So, almost a decade after our first visit, we found ourselves back on familiar ground, this time working closely with the client and contractor, taking on project management and seeing the development through to completion.

What was once a single house on a corner plot has now become a development of six new homes.

It's not often a project comes full circle quite like this. A reminder of how quickly time flies, and particularly satisfying to see the finished result!

Thinking about changing, extending or completely reworking a space? Whether it’s your home, a commercial property, a community space or something much bigger, most projects start with a rough idea of what you want to achieve.

But there’s usually a lot more to think about than just how it looks.

How will the space actually work day to day? Does the layout make sense? What approvals might be needed? Are there any technical issues that could cause problems later?

And no, you don’t always need an architect for every project.
But getting the right advice early can make the whole process a lot smoother and help you make better decisions before time and money are committed.

Sometimes it’s simply about having someone look at the bigger picture and spot the things you might not have thought about yet.

If you’ve got an idea for a project but you’re not quite sure where to start, give us a call. We’re always happy to have a chat and talk through what might be possible.

Planning approved 🙌👏

Really pleased to see this one get over the line for our client in the Syston Conservation Area.

The plans include a new ground-floor bedroom with ensuite, family lounge, utility, WC and enlarged workshop. The part that really gives the scheme something a little different is the internal Zen Garden/courtyard at the heart of the extension. It gives the new layout a really calm focal point and brings plenty of natural light into the surrounding spaces.

A lot of work went on behind the scenes with this one, so it is great to see it approved and moving forward.

On to the next stage! đź‘Ź

A fantastic end to the week with another planning approval secured! 🎉

We’re excited & proud to share that Phase 2 of Enderby Grange Care Home in Narborough has officially been approved.
The plans will create eight new en-suite bedrooms through a two-storey side extension, first-floor rear extension and loft conversion, as well as improving how the different parts of the care home connect.

With demand for high-quality elderly care continuing to grow, this is a fantastic step forward for the home. The approval will allow them to welcome more residents, continue providing much-needed care and support more families within the local community.

We’ve really enjoyed developing these plans and are so pleased to see the project moving forward. A brilliant result for our client and everyone involved.

On to the next stage! đź‘Ź

The brief for this extension was basically: make room for it all.

A new kitchen, a proper dining area, space for gaming, somewhere to relax and a much stronger connection to the garden, all without the room feeling chaotic or overfilled.

The layout gives each part of the space its own purpose, while the rooflights and wide glazing keeps everything feeling open and connected. The mustard and navy seating add just enough colour to make the room feel fun, personal and far from predictable.

It is practical enough for everyday family life, but still feels like a space you would genuinely look forward to spending time in.

A new boundary is only the beginning.

The real question is how this change will shape Leicester’s growth, investment and development over the years ahead.

There is still plenty of detail to come, but it will be interesting to see whether a more joined-up authority leads to better coordination across planning, housing and infrastructure.

We’ll be following the changes closely, helping our clients understand what they could mean for their sites and making sure their best interests remain at the heart of every decision.

& of course, we’ll keep you updated as more information becomes available!

Starting with the outside for this one, because the building itself deserved its moment before moving into the interiors.

The balconies add such a lovely touch and give the apartments that little bit of extra openness, which always makes a difference.

Inside, the kitchens have a clean and modern finish, but the bathrooms definitely stole a little bit of the spotlight on this one.

The lighting, marble effect, darker details and built-in shelf detail all came together so nicely.

A stunning finish throughout and a lovely project to see completed.

Building Regulations are a bit like the recipe behind the cake.

You might see the finished space at the end, but there is a lot that needs to be checked along the way to make sure it actually works.

From structure and fire safety to ventilation, insulation and access, Building Regs help make sure a building is safe, practical and built to the right standard.

So when clients ask us what Building Regs are, the simplest answer is this:
- Planning looks at what you can build.
- Building Regs look at how it should be built.

Different approval. Different purpose. Same goal of getting the project right.

Not sure what approval your project needs or where to start? Give us a call and we can talk you through it!
