ANNIVERSARY

It’s ten whole years since we opened the doors to our very first show home - St. Michael’s Cottage (new 2026 photos in this post) - located just a few minutes from Border Oak HQ in rural Herefordshire.
And 25 years (a quarter of a century- can you believe it?!) since we designed & built the first ever Pearmain Cottage which featured on Grand Designs (St. Michael’s Cottage is based on this concept). Using, for the first time in a domestic project, a revolutionary new construction & insulation system, to create a quintessential oak framed country cottage that would suit all locations - combining innovative, high performance new products & methods with traditional craftsmanship, natural materials& vernacular detailing to deliver the perfect, adaptable 21st Century home.
Ensuring that the craft of green oak framing - all of our homes are made by hand from the finest & most sustainable oak available- remained both relevant & accessible.
Since 2001 we have designed & built thousands of truly beautiful ‘Pearmain’ cottages all over the world - each one distinct and bespoke, designed by us to meet the wishes of every individual client on all sorts of plots, for all sorts of budgets.
Perhaps most recognisable is the original Pearmain Porch, drawn by our founder John - much copied but never equalled (the porch and the man!) - a striking porch that is distinctly Border Oak. Practical & pretty.

25 years has passed in the blink of an eye - yet the Pearmain portfolio remains a true vernacular classic, each home getting better with every passing year.

One of just five bespoke Border Oak custom build homes (all barn inspired designed) on a brownfield site on the edge of a pretty hamlet in West Herefordshire.
A complete & radical transformation of the redundant & dilapidated agricultural yard & huge commercial sheds, we inherited a previous planning approval for an ultra contemporary ‘executive’ development. We battled the planning process to reimagine the project under a more vernacular, rural & agrarian lens.
Simple forms, traditional proportions, rationalised orientations and natural, local materials alongside restorative and diverse landscaping.
Each home beautifully & distinctively finished by each owner, yet the homes very much work as a happy collective too.

If you have a planning application caught in the Herefordshire Lugg phosphate moratorium and need mitigation credits please do get in touch ([email protected]) as we have spare credits available to purchase, including the approved legal paperwork and planning agreements already signed off by NE and Herefordshire Council (so the transactions are ready to go and the mitigation has already been delivered). Our credits are also from the upper most part of the catchment so should suit all applications downstream.
We will also hopefully have BNG credits coming shortly if needed.

Ever walked through a village, spotted a timber frame building and marvelled at the fact it's still standing and being used 300, 400, even 500 years after it was built?

That's not luck. It's down to how it was built in the first place - oak joints cut by hand, pinned with wooden pegs that move with the timber, using skills passed down from one pair of hands to the next, barely changing over the centuries.

At Border Oak, we build our homes the same way today - same tools, same patience. This kind of understanding takes years to learn properly. In a world that moves fast, we're chosing to slow down and build homes with real substance.

The homes we're building now won't just be standing in fifty years. They'll still be here in five hundred years.

This beautiful oak frame will be taking prime position in our new building project - New House Farm.

All our oak frames are hand carved by our skilled team in our workshop in the Herefordshire countryside. Every piece of oak we use is officially certified by FSC, quality checked by our carpenters and transformed from tree to home using traditional tools and techniques - quite a feat in this heat!

During Covid Border Oak purchased a small Herefordshire farm, including a traditional heritage orchard, close to our HQ. The main part of farm came with some lovely old barns and a farmhouse, which had fairly significant structural issues.

We later design and secured planning approval for a beautiful replacement farmhouse, which will sit next to the orchards and the old stone barns, and we have spent the last few months refining the plans and details before construction starts this summer.
For almost 50 years we have supported families across the UK to commission and build bespoke oak framed homes, and passionately believe that commissioning your own home should be more accessible to more people. So we're warmly inviting you to follow every stage of our New House Farm project, from groundworks to frame er****on, renewables and craftsmanship, through to finished interiors - to see what custom build can offer.
