Property Developers and Investors take note - with activity comes opportunity, and we have both.

So pleased to promote the commencement of the first of our pipeline of sites from Kingsmen Property Development with Harvey Carter and Andy Smith.

Surplus land was purchased by us with outline planning permission for 2 units - WE ADDED and secured another unit - Planning Gain has resulted in added profit to the project with the help of Town Planning Expert headed by Jonathan McDermott and Christopher Tomes architect of choice, and BWL Group headed by Paul Benson for all things legal Monday to Friday, only kidding Paul.

We are talking to both private investors and finance company's to fund the build with 1st and 2nd charge readily available for the right partner and great returns offered to private investors on a loan agreement basis of 15% or equity share.

Headline numbers are:-

> GDV - £725k.
> Purchase £92.5k.
> Build - £359k.
> Gross profit - £167k (29% on cost pre contingency).

We mobilise on site next month and whilst we have tendered all works, we will also be refreshing all prices and packages so please get in touch for all elements of work if you are a local subbie.

Three 3 bed houses of 114sm each - Walsall, West Midlands.

The team were on site today to form external fire exit ramps, vehicular access points to roller shutters coming tomorrow - the last 6 months have been difficult, cold but rewarding - more pictures on this project in the West Midlands - 1600sm of reinforced concrete slab, concrete bases to support steel frame, crane beams, insulated kingspan cladding to walls and roof, full electrical installation and more.

2018 - bring on the next projects. Exciting times.
