Here is a closer look at the structural work supporting our double-storey extension in South Kyme.

A new steel post was installed into a 900mm × 900mm foundation before being bolted and resin-fixed into place. The connected RSJs and padstones now carry the front elevation and upper-storey blockwork.

Because the older property only had a 50mm cavity, we also needed to introduce insulation internally. This allowed us to retain the existing wall arrangement while still meeting current energy-efficiency and U-value requirements.

Once an extension reaches wall-plate level, the joinery and roofing stages can begin.

This roof uses manufactured trusses before transitioning into a hip, which means several areas must be carefully cut and formed by hand.

We also reused the original tiles across the front elevation, helping the extension blend naturally with the existing property. New tiles were installed along the side, together with new hip ridges, ventilation, felt and battens.

The aim is always to make an extension feel like part of the original home not an obvious addition.

CAN YOU BUILD ABOVE A GARAGE?

Can you build an extension above an existing garage? The answer is yes but only if the structure can safely support it.

The first step is exposing and assessing the existing foundations. A structural engineer can then complete the necessary calculations and load testing.

On this property, the garage was constructed with single-skin brickwork, so it could not carry the new cavity wall in its original form. Instead of demolishing the garage, we designed a solution using structural steelwork to support the new load-bearing walls above it.

We’re in South Kyme, near Sleaford, where we are building above an existing garage to create two additional bedrooms for the family.

Extending upwards can be an excellent way to gain valuable living space without increasing the footprint of a property but the existing structure must first be carefully assessed.

🔥 FIRE DAMAGE REINSTATEMENT – HOLBEACH 🔥

A new project has just started for LME Building Contractors in Holbeach following significant fire damage to the flats.

The lads are straight in with the strip-out and clearance, removing the fire-damaged materials and getting the property back to a safe, clean shell ready for the reinstatement works.

There’s a fair amount of work ahead on this one, but we’ll be taking it right back and rebuilding it properly. 💪🏽

Keep an eye out for the progress as we transform these flats from fire damaged to fully reinstated. 🏠🔥➡️🏠

Good project management means ordering materials before the team is waiting for them.

Once a plot reaches DPC level and its footprint is confirmed, we take fresh measurements and arrange the materials needed for the next stages including getting the roof manufacturer in to measure for the trusses.

With lead times of several weeks, waiting until the walls reach roof level could bring the entire build to a standstill. Planning ahead is especially important on a clay site like this, where wet winter conditions can quickly slow progress.

From foundation blockwork to the beginnings of a solid floor structure. 🏗️

This progress update from our six-bungalow development at Deepdale Drive, Lessingham, shows the precast concrete beams being lifted into position across the completed foundation blockwork.

Once correctly positioned, the spaces between the beams can be filled with blocks to form a strong suspended beam-and-block floor ready for the insulation, membrane and floor build-up that follow.

Another important stage taking shape across the development.
