🚨 "The previous owner did it" isn't always the end of the story.

One of the most common issues we encounter is building work that was completed without the necessary Building Regulations approval and often it's only discovered when the property is being sold.

Extensions, loft conversions, knock-throughs and other alterations can create complications if the correct approvals and certification aren't in place.

The good news? In many cases, retrospective applications and regularisation may be possible. However, every situation is different, and approval isn't automatic.

Understanding the issue early can save significant time, stress, and unexpected costs later in the transaction process.
