Part 2 and this is where things get more interesting.

After spotting cracking externally around the bay, we checked the inside of the property and the cracking continues onto the internal wall.

The next step would be to carefully open up sections of the plaster and external render to establish what’s happening behind the finishes and whether any structural repairs are required.

What looked like fairly minor cracking to the outside of this 1950s property could actually be a sign of something more serious.

There are a few possible causes here, including movement, deterioration of the concealed beam, or issues following the replacement of the original timber windows with uPVC.

But with cracking also visible internally, this is something that definitely needs investigating further.

You don't want a pigeon becoming a permanent resident of your chimney… πŸ¦πŸ˜‚

During this survey, our surveyor spotted an open chimney pot and, conveniently, a pigeon sitting right above it.

But pigeons aren't the only concern.

A simple chimney cover can help keep unwanted visitors and excess rain out.

Sometimes it's the small defects that get ignored... πŸ‘€

During this survey, we found high moisture readings and visible deterioration around the external insulation.

There were also simple defects, including a disconnected rainwater detail and a missing vent cover, which could allow additional moisture to enter the wall.

With external insulation, moisture can also become trapped if the wall isn't able to dry effectively.

Some of these issues are relatively straightforward to fix, but leaving them can allow deterioration to develop much further.

Further Investigations would be recommended.

When people hear "dilapidations", they often think of damage to the building.

But there's more to it than that.

Depending on the lease, dilapidations can cover things like repairs, reinstatement, decoration and other obligations that need to be addressed when a lease comes to an end.

It's why understanding the lease and the property's condition early can make a big difference.

During the survey, our surveyor spotted that the render was covering the upstand of the flashing.

This can create moisture bridging, allowing rainwater to bypass the flashing and saturate the chimney stack.

Over time, that moisture can make its way through to the internal chimney breast and damage internal finishes.

The recommendation? Separate the render from the flashing to prevent moisture bridging.

A good example of how a small external detail can lead to a much bigger internal damp problem.

This 1980s property had a steel lintel supporting the opening above the meter cupboards.

Over time, corrosion had caused the steel to expand, displacing the surrounding mortar and creating cracking in the brickwork.

The corrosion had progressed far enough that the lintel was beginning to have a structural effect and would require replacement.

A great example of why cracking should always be investigated rather than simply repaired.
