Today we have submitted this modest side extension for planning in Dublin , looking to unlock the potential of the house. With a growing family the clients are looking to create a better flow throughout the ground floor, allowing for a separate living room as the kids get older. A new top, front and side lit dining area flows out from a new central kitchen and living space beyond, with better connectivity to the garden.

Delighted to receive planning approval to extend and re-model this family house in South Manchester. The house has little architectural identity as it stands, so a new complimentary material palette of and plinth has been proposed. A new gable is formed to the rear to define the new kitchen, with a monopitch roof tapering down over a new open plan lounge and home office with large roof lights to soak light into the depth of the plan. Currently commencing working drawing package for a start on site in the second quarter of 2024.

The additional storey to the main elevation, provides a more balanced and better proportioned house. Existing render has been renewed with a modern thru-coloured alternative in off-white and all windows have been replaced with better performing double glazed units in Dark Grey. The existing kitchen canopy and main entrance have been re-constructed to provide better insulated spaces with a new roof light and internal vision panel introduced to further borrow light into the snug area.
The existing brick was dull and partially consumed by climbing ivy, the opportunity was therefore taken to introduce a new material, namely western red cedar, to form a new natural cloak to the ground floor, visually unifying the scheme with a more contemporary aesthetic. The cedar will settle in and hopefully weather back in time. A renewal of the previous roof finish was also opted for, using fibre cement slate effect tiles in dark grey to unify and balance the overall house aesthetic.

The provision of an extra storey has delivered a master bedroom with en-suite and dressing areas for the client, allowing the existing master to be used by their grown-up children and the other 2 bedrooms for the grandchildren. Highly glazed, allowing for spacious living the new master bed is screened behind a fixed low level wall, with integrated tables and side lights to allow for uninterrupted views back towards the distant canal basin and countryside surroundings. Natural light is afforded into the shower and dressing areas via strategic roof lights to preserve the necessary privacy.

Occupying a generous plot in the Derbyshire countryside. A previously extended bungalow was no longer working for the clients, who cited a need for further accommodation for when their grown-up children and associated grandchildren visit. The brief called for a better relationship between kitchen / dining spaces and a smaller snug area, with a need for further living space to the rear of the property to provide a stronger link between the house and mature rear garden.

Following an appraisal of the existing spaces and numerous discussions with the clients, to understand their requirements, the key move at ground floor was to re-position the existing living area into the former dining space, creating a snug space in the more central position. This allowed for the removal of the main kitchen wall, introduction of a large kitchen island mediating between the 2 spaces and a more direct link to the adjacent dining area from the re-configured kitchen space. Existing circulation has been maintained with the existing access porch replaced with a more contemporary version, with the rear garden room accessed from the main spine corridor. A new brick built raised area, finished in Indian stone and slate is accessed from a large 8 meter opening, with fully glazed folding/sliding aluminium doors providing a strong linkage to the garden, with a large roof lantern also employed to encourage light into the depth of the existing plan. The new rear living space houses a games area and sitting / bar area to allow the clients to better entertain visitors.

The clients were willing to embrace the “outside of the box” thinking that architects can bring to the table. In this instance, we advised that the existing pebble dash and brickwork need not be replicated, instead opting to cloak the extension in a natural western red cedar, with concealed gutters and well detailed roof edgings to create a simple and clear silhouette. Rather than introducing a full width folding/sliding screen, we instead chose to balance the glass / solid wall proportions to afford a useable wall for the kitchen peninsula internally, while allowing for a generous window in the kitchen so the client can keep an eye on the kids in the garden while cooking. The builder (Luke at JCIL Builders) was also receptive to the design and was instrumental in working with us to achieve the “non-standard” details that make the project, big thanks to him and his team.

Throughout design development, proportions of space, how the elements hang together and how the build goes together are explored through sections and details. This particular cross section, takes in the entrance hallway all the way through the new utility / WC spaces and into the kitchen and garden beyond. It’s not a large extension but the additional storage, functional aspect and clarity of spaces has resolved how the family now use the space.

01 Existing and Proposed Plans

A typical 1930’s semi-detached house was becoming unusable for a growing family who enjoy crafting, baking and entertaining. The existing kitchen was very tight and disconnected from the dining room and the spaces were becoming overcrowded with all the trappings of young children.

The chosen solution was to convert the existing kitchen into a utility / pantry / storage space and to accommodate a much needed WC under the stairs, allowing for a connected kitchen / dining area that address the substantial garden, both physically and visually. Choosing to vault the ceiling and introduceroof lights to drink light into the depth of the plan, has made for a generous feeling space that is now positively used by the whole family.

Upstairs, existing bedrooms have been modified with storage alcoves, and circulation re-configured to provide a large guest bedroom, new bathroom and master suite with en-suite bathroom and dressing areas. Externally the whole house is to receive a single storey wrap of vertical timber cladding, aluminium windows, with the upper storey rendered in off white to unify the overall dwelling and give the tired masonry a lift.

2 storey side and single storey rear extensions, with internal reconfiguration of existing spaces, has allowed for a newly defined entrance area, central spine corridor creating a new site line through, with a set down rear area containing kitchen / dining areas. A snug has also been provided on the existing floor level with a new partition defining a front living space. A small ground floor office and under stair WC, Utility and storage spaces allows for future family growth. The rear extension seeks to embrace the garden with outward opening Crittall style windows introduced to bring the outside in.

Occupying a generous plot in the Cheshire countryside, we were asked to re-think a mid-century house (with little character),to work for a growing family. The existing floor plan provides a very compact kitchen, with the rear conservatory providing a dining room, accessed via the hallway and through the main living space. Storage is limited with a poorly insulated side extension acting as make-shift utility room. Upstairs, bedrooms are compact and lacking in storage space.
