Work completed this week on our Birkenhead development:

* Water mains manifold completed and connections for all apartments made.
* Electric MCU and cutouts installed for all apartments ready for connection in the coming week.
* 1st and 2nd floor communal areas boarded and plastered.
* 1st and 2nd floor communal areas mist coated.
* Ground floor apartment sound proofed and dry lined.
* 8 x bathrooms and en-suites tiled.
* 11 x bathroom and en-suite floors fitted with LVT
* K-Rend application and beading started.
* Communal fire doors installed.

Works completed during the last two weeks. The weather has hampered us slightly and forced us to rearrange the schedule and bring internal aspects forward.

* Fitted all fire door casings and linings in phase 2 apartments
* First fix Drylining complete phase 2
* Clad 5no. Dormers
* GRP 5no dormers first coat and second coat.
* Fitted 2nd floor windows (awaiting glass)
* Fire checked the ground floor
* Fire taped and jointed all floors.
* Installed all SVP
* Installed water mains phase 2
* First fix plumbing on 4 units
* First fix electrics in 3no. apartments
* Built additional storage cupboard under the stairs.
* Complete clean down of the site.
* Entrance from phase 2 - phase 1 complete.
* All bathroom/ en-suite floors ply lined
* 5 apartments electrically first fixed
* Car park undercroft insulated/ fire boarded and fire checked
* Acoustic ceilings started on 1st floor
* Soffits and gutters completed.
* Remaining render removed from phase 1 building ready for the k rend base coat.
* All ducting installed for the kitchen and bathroom extractors.
* All cavity closers fitted.

A dry night last night and no condensation this morning so we decided to bring this job forward from next week. Full 280m2 roof including parapet prepared and sanded then top coated with the 2 part GRP resin. Always loads of progress made on Saturdays.

Easily the busiest week we have had on this site, crazy crazy crazy amount of work completed, lots of big ticket items done and getting into the artisan phase of the development. Works completed this week:

* Ground and first floor windows fitted and glazed.
* Ground floor composite doors fitted.
* Ground floor ceilings insulated.
* 1st floor ceilings fire checked and taped/ jointed.
* Parapet wall trimmed and GRP completed.
* Second floor structural stud walls installed (2 Apartments)
* SVP’s installed to all floors.
* 4no. Custom made staircases installed including half landing.
* 1st fix electrics started on the first floor (phase 2)
* 4no. Apartment walls drylined one side to allow first fix electrics and plumbing.
* 8no. Kitchens designed.
* New hoardings installed.
* Window protection added prior to rendering.
* Scaffold adapted for the renders

This week has predominantly been about the roof and the GRP system that we fitted. The roof is firstly covered in fibreglass matting and a 2 part resin is added to create a rigid, hardwearing waterproof finish. The grey topcoat is added afterwards to prevent degradation from UV rays. Works completed this week include:
β€’ 1st floor ceilings insulated and fire proofing started
β€’ First fix plumbing or soil pipes installed.
β€’ AOV (Automatic Opening Vents) installed.
β€’ Parapet wall completed and timber lined ready to be finished in GRP.
β€’ UPVC windows in 1no. Apartment installed.
β€’ 1 x Apartment pitched roof insulated with 150mm kingspan insulation board.
β€’ Second fix joinery completed on Phase 1

Yesterday we secured a clients site whilst waiting for the structural scaffold to be installed. All developers have a duty to ensure sites are safe and secure and prevent ingress from members of the public on to potentially dangerous sites. Hoarding/ fencing should be a minimum of 2 meters high and be fit for purpose.

Another really good week on site, all of the roof structure fitted and warm roof installed with a temporary cover for the weekend. The pictures aren’t glory pictures but give insight into the work involved behind the scenes. Next week we install the GRP fibreglass roofing system ourselves which will enable us to begin the fitting out phase on the remaining 8 apartments. Works completed this week include:
β€’ main communal hallway plastered and painted.
β€’ 3 x dormers cladded and temporary roof covering laid.
β€’ pitched roof felt and battened and soakers installed.
β€’ soffit and fascia framework installed.
β€’ All phase two roof trusses installed and bridged.
β€’ 250m2 of warm roof fitted.
β€’ Temporary roof covering laid.
