Hometrack UK House Price Index July 2026:

• Higher mortgage rates and political uncertainty have driven a sharper than usual summer slowdown
• Sales agreed are 9% lower in July than last year
• House price inflation has slowed to 1.3%, from 1.7% a year ago
• 30% homes listed for sale in Q2 still unsold and no price reduction
• The average UK home has gained £3,400 this year from +£7,100 in the North West to -£3,270 in London
• Sales agreed lower across 75% of country
• More homes for sale adds to negotiating power for buyers
• Zoopla expects a pickup in activity from September, provided mortgage rates hold steady
• UK average house price is £272,800
• Liverpool ave price is £171,000 up 3.7% from June 2025.

Hometrack UK House Price Index June 2026:

• Liverpool average price £170,100 up 3.5% on last year
• UK average house price £272,300 up 1.7% on last year
• Higher mortgage rates and political uncertainty have shrunk the
pool of home buyers - sales agreed are 7% lower in June compared with same period last year
• House price inflation has edged lower to 1.4%
• Mortgage rates peaked at 5% in April having started the year at
4% and are now falling
• The cash cost for buyers varies widely
• Mortgage costs are £244 a month higher in London but just £69 in the North East since January
• Sales are down across areas and house price inflation varies from 3.5% in northern England to small price falls in the south
• Price inflation expected to drift lower in H2, while sales agreed are on track to be 6-8% lower than last year at 1.1m completions

Old terraced houses can experience front bay subsidence, and these photos show why. Most of them were built on shallow brick foundations.

These photographs show the inside of a roof that hasn't been touched since around 1900. The white mortar is lime reinforced with horsehair, used to prevent water from entering.

If you find this inside your roof, the nails holding the slates in place are probably at least 30 years beyond their expected lifespan.
