Article 4 Direction on 28-day camping and caravan sites to take effect from 1 January 2026

Landowners and site operators in the Pembrokeshire Coast National Park are being reminded that an Article 4(1) Direction to remove permitted development rights for 28-day camping, caravan and mobile home sites will come into effect from Thursday 1 January 2026.

An interesting case as well, as a former garage had an approved permission on site, but was built larger than approved by the former owners. So we needed to demonstrate that the current building was immune from enforcment (4year rule); as part of the application to convert the “as-built” garage to the accessible annex (with alterations) to support the development of an accessible annex, linked to the main house.

Planning Approval for Garage Conversion!

We’re thrilled to share that we’ve received planning approval for the conversion of an existing garage into a beautiful ancillary granny annex!

Working alongside Wayne from Atriarc Planning, we developed the plans to support the application — and we’ve included a few of our drawings below.

This will be a very special home for our clients, designed for accessible living, with additional space above for a carer to use if and when needed.

We can’t wait to see this project take shape as we move into our Stage 2 process!

Last Chance to apply! Exciting grant opportunities to revitalise Carmarthenshire’s town centres

Carmarthenshire County Council is offering two funding schemes to support the improvement and regeneration of town centres across the county, available until 30 September 2025.

🔷 Refreshing Town Centres Fund
Grants up to £2,000 per property (covering 80% of eligible costs) to enhance shopfronts through works like external decoration, painting, lighting installations, and gutter cleaning.

🔷 Town Centre Vibrancy Fund
Grants ranging from £5,000 to £50,000 (covering up to 70% of eligible project costs) to help bring vacant ground floor commercial properties in Ammanford, Carmarthen, and Llanelli back into use whether by opening new businesses, expanding existing ones, or repurposing spaces.

Useful update for all our farming clients

Following the announcement by the Deputy First Minister regarding Bluetongue BTV-3 controls in Wales, as from 1st of July 2025, the LAA has expressed grave concerns over the impact that the proposed movement rules will have on all sectors of our industry, especially just before the start of the back-end Store and Breeding sale season.

Farmers throughout England and Wales are reliant on having access to Breeding stock from throughout the devolved nations, to maintain the genetics within their herds and flocks.

The LAA continues to discuss with Welsh Government alternative options to minimise the spread of BTV-3 into Wales without having to apply the proposed draconian rules suggested by the Deputy First Minister.

Some great funding options below

Property developers in Wales can now access up to £10 million in finance for residential and mixed-use projects through the new Wales Residential Property Fund 🏡

Backed by the Welsh Government and delivered through us, the £117 million fund offers flexible loans of £150,000 to £10 million, covering up to 100% of build costs over terms of up to four years. It supports both speculative and non-speculative developments.

A second phase of the Green Development Incentive is also available, offering £60 million in discounted loans for energy-efficient and low-carbon housing.

Last year, we supported 24 developments with £48 million in funding, helping to build 390 new homes, including 125 affordable properties.

‘SME developers are delivering social and economic value to communities throughout Wales with the development of sustainable and energy-efficient homes, and creation of employment opportunities,’ explained Nicola Crocker, our Property Fund Manager.

‘The Wales Residential Property Fund provides a clear offer for the market with some very attractive terms. As a development bank, we can provide a range of tailored funding solutions for both speculative and non-speculative residential, commercial and mixed-use developments’.
