MEES Regulations for Commercial Property: EPC Rules Landlords Must Know (2026–2030)
If you own or manage a commercial property in the UK, MEES regulations directly affect whether you can legally rent it.

Many landlords only look into MEES when:

a tenant is leaving
a new lease is being signed
a property is being marketed
an EPC rating is checked during a transaction
At that point, the key question becomes:

Can I still legally rent my commercial property with its current EPC rating?

This guide explains exactly what MEES regulations mean for commercial landlords, what’s changing, and what you need to do now.

If you need a Commercial EPC quickly, you can Book now or Call now to speak with an accredited assessor.

What Are MEES Regulations for Commercial Property?
MEES (Minimum Energy Efficiency Standards) are UK regulations that set the minimum EPC rating required for rented commercial properties.

Under current rules:

Most commercial properties must have an EPC rating of E or above to be legally rented
Properties rated F or G cannot normally be let
These rules apply to most non-domestic buildings
MEES regulations are designed to improve energy efficiency and reduce carbon emissions across commercial buildings.

What Is the Minimum EPC Rating for Commercial Property?
The current legal minimum EPC rating for most rented commercial properties is E.
What Happens If Your Property Is Non-Compliant?
If a commercial property does not meet MEES standards, landlords may face:

inability to legally rent the property
enforcement action
financial penalties
delays in leasing or transactions
In practice, non-compliant properties can become difficult to let or refinance.
Are MEES Rules Changing in 2027–2030?
Yes — future changes are expected.

Government policy indicates:

stronger enforcement of existing rules
potential tightening of minimum EPC standards
long-term targets pushing buildings toward higher efficiency ratings
Many landlords are already preparing for stricter requirements before 2030.

Do You Need a New EPC for MEES Compliance?
In many cases, yes.

You may need a new EPC if:

your current certificate has expired
your rating is outdated
improvements have been made to the building
you are entering a new lease agreement
An updated EPC provides:

an accurate rating
compliance confirmation
better positioning for future regulations.

Expired Commercial EPC: Can You Still Sell or Let a Business Property?
Can You Sell or Let a Commercial Property With an Expired EPC?
No — most commercial properties cannot legally be marketed for sale or rent without a valid EPC.

Under UK regulations:
A valid EPC must normally exist before a commercial property is marketed
The certificate must be less than 10 years old.
The EPC must be lodged on the official EPC Register.
If the EPC has expired, the property owner usually needs to obtain a new EPC assessment before marketing the building.
This applies to most non-domestic properties including:

offices
shops
restaurants
warehouses
Industrial units
gyms

Without a valid EPC, estate agents may refuse to advertise the property.

Can you sell a commercial property without an EPC? Usually, no.

In most cases, a commercial EPC must be commissioned before marketing begins and made available to prospective buyers early in the process.

This is where sellers often get caught out. The certificate does not always need to be issued on day one, but it should be commissioned before the property goes to market.

If it is missing or expired, the sale can be delayed by agents, solicitors, or buyer queries. In some cases, penalties may also apply.

Key points:
* EPC usually required for commercial sales
* commissioned before marketing
* valid for 10 years
* expired EPCs must be replaced
* seller remains responsible

Sorting it early is one of the easiest ways to avoid delays and keep the transaction moving.

Why does your EPC say double glazing = “poor” 🤯
Even when the windows look modern?

You’re not alone.

Since RdSAP 10, many EPCs are downgrading windows — not because they’re broken, but because age and evidence matter more than appearance.

We’ve explained:
✔️ Why this happens
✔️ What “poor” really means
✔️ When double glazing helps (and when it doesn’t)
✔️ What proof can actually improve your EPC

No jargon.
No assessor talk.
Just clear answers.
