🏠 LOFT CONVERSION PROGRESS – INSULATION & PLASTERBOARD STAGE

Great progress on one of our ongoing loft conversion projects. 🔨

The structure is now taking shape and we’ve moved on to the insulation and plasterboard installation.

Getting this stage right makes a big difference to the finished loft. Proper insulation helps retain heat, improves energy efficiency and creates a comfortable living space throughout the year.

With the plasterboard going up, you can really start to see the new rooms coming together. Next comes plastering and the internal finishing stages. 👌

🏗️ Correct Padstones = Proper Support for Structural Steel

Another stage progressing on our house extension project in Streatham, SW16.

When installing structural steel beams, the support underneath them is just as important as the steel itself. Correctly specified padstones are used to spread the concentrated load from the end of the steel beam safely into the supporting masonry below.

Using the correct padstone size, strength and bearing helps to:

🔹 Distribute structural loads evenly into the wall
🔹 Reduce the risk of crushing or cracking the blockwork/brickwork
🔹 Provide a solid and level bearing for the steel beam
🔹 Prevent future movement and structural defects
🔹 Ensure the installation follows the structural engineer’s calculations and details

Padstones should never be selected by guesswork. Their dimensions, concrete strength and required bearing depend on the beam reaction, wall construction and structural design.

On our projects, structural steelwork and padstones are installed in accordance with the structural engineer’s specification and Building Regulations requirements.

🏠 Why Are Chimney Caps Important? | Chimney Protection in London & the UK

A chimney may no longer be in use, but that doesn’t mean it should be left completely open to the weather.

Installing the correct chimney cap or cowl helps protect the chimney stack and the property below from unnecessary problems.

🔨 Why install a chimney cap?

✅ Helps prevent rainwater entering the chimney, reducing the risk of damp, staining and deterioration.
✅ Stops birds, leaves and debris getting inside and causing blockages.
✅ Can help prevent nesting inside redundant chimney pots.
✅ Protects the internal flue and chimney structure from prolonged exposure to the weather.
✅ The correct ventilated cap can still allow air circulation, helping reduce condensation and moisture build-up in an unused flue.

When should a chimney be capped?

A suitable cap is commonly recommended when a fireplace or chimney flue is permanently taken out of use, particularly during a loft conversion, house renovation, roof replacement or chimney refurbishment.

⚠️ Important: An unused chimney should not simply be sealed airtight at the top. Redundant flues normally need appropriate ventilation to help prevent condensation and damp. If the chimney is still serving a working fireplace, stove, boiler or other appliance, the correct terminal/cowl must be selected for that specific installation.

🏗️ Why Do We Wrap Steel Ground Beams with D49 Mesh Before Concrete Encasing? | Wraparound Extension in Tooting, SW17

Another important structural stage underway on our wraparound house extension in Tooting, South West London (SW17).

The photos show the new structural steelwork and ground beam being prepared for concrete encasement. Before the concrete is poured, D49 steel wrapping mesh is installed around the beam where specified by the structural design.

D49 is specifically recognised as a wrapping reinforcement mesh. It uses 2.5 mm steel wire at 100 × 100 mm centres, providing reinforcement in both directions.

Why is this detail important? The mesh helps control shrinkage and cracking in the concrete encasement, distributes local stresses and helps keep the concrete surrounding the structural member together as a reinforced layer rather than relying on plain concrete alone.

It may look like a small detail before the concrete pour, but getting the reinforcement, cover, laps and positioning right is exactly what makes the difference between simply building an extension and building the structure correctly for the long term.

All structural reinforcement should always be installed in accordance with the structural engineer’s drawings and specification before the concrete pour.
