Our take on the Draft London Plan 2026, and for industrial and logistics.

What stands out in the draft London Plan is the recognition that industrial and logistics space, and data centre capacity, are now being planned for as distinct, strategic uses in their own right. The Mayor's ambition to make London a global hub for green data centres and AI infrastructure is a clear signal of intent, particularly when paired with dedicated provision for logistics and freight.

Overall, this is a plan trying to do two difficult things at once: unlock housing delivery at scale while protecting the industrial and logistics capacity London depends on. Getting that balance right, particularly around data infrastructure and power capacity, will be the real test as the plan moves through consultation and examination.

The consultation is open until 15 October 2026.

Sagal champions a people-centred approach to digital delivery, embedding data-driven BIM processes, leading information management strategy, and making complex digital workflows accessible to teams at every level. Her work has contributed to a 20% improvement in project delivery times and a 15% reduction in costs through enhanced coordination and reduced rework.

From 1 July 2026, the UK government's planned cap on tariff-free steel imports is set to reshape material choices across the construction industry.

Rather than asking timber or steel? Perhaps it's time to ask: how can we use both more intelligently?

Structural timber – from Glulam and CLT to hybrid systems – continues to prove its value, sequesters carbon rather than emitting it, while creating healthy, biophilic spaces.

At the same time, not all steel is created equal. Specifying lower-carbon steel, including steel produced in electric arc furnaces powered by renewable electricity, can significantly reduce embodied carbon.

Whilst initiatives such as award-winning project RESTOR demonstrate how investigating the potential reuse of steel through technology could offer more sustainable outcomes.

The new tariffs present challenges for the sector, but they also create an opportunity to rethink material selection, embrace hybrid construction, and prioritise performance alongside carbon reduction.

Chetwoods, Project RESTOR, has won the AJ100 Climate Initiative of the Year Award 2026.

Chetwoods acted as the Industry partner alongside the Universities of Cambridge and Birmingham.

“Praised the ambition and scalability of this important project to promote re-use rather than more energy-intensive recycling” – AJ100 Judging Panel.

Project RESTOR (Reuse of Structural Steel in Construction) addresses one of the construction industry's biggest sustainability challenges in terms of materials: the potential for the reuse of structural steel.

In the UK, only 15% of steel is reused, with the remainder typically melted down and recycled - an energy-intensive and carbon-heavy process. RESTOR seeks to transform this approach by developing a digital pathway for the efficient, scalable, and low-energy reuse of structural steel.

Our scheme at Claverings Industrial Estate for Danescroft has been shortlisted for Warehouse Property of the Year Award.

The regeneration of this key site in Edmonton, North London. Designed by Chetwoods for Danescroft and Fiera Real Estate UK, the masterplan will transform a dated, underutilised industrial estate into a high-quality urban logistics hub.

The scheme will deliver seven new industrial and warehouse units ranging from 11,300 to 70,000 sq ft, designed with flexibility to support a wide range of modern logistics, manufacturing and distribution uses — with long-term adaptability at its core.

Sustainability is embedded throughout, with a fabric-first approach, low-carbon materials, and targets of BREEAM Excellent and EPC A+. A strong landscape strategy — including tree retention and new planting — will enhance biodiversity and promote occupier wellbeing.

A future-ready logistics destination, aligned with Enfield’s long-term growth ambitions.
