Behind the numbers - introducing Carolina Radici, Project Architect at Fourfoursixsix.

Carolina is a key member of our residential team. Thoughtful, collaborative and highly organised, she brings clarity and focus to complex projects, balancing strategic thinking with a close attention to detail.

An ARB-registered architect with international experience across all RIBA stages, Carolina has played an important role in the delivery of some of the practice’s most significant waterfront developments. She was Project Architect for Albert & Swedish Wharf and has also been instrumental in the development of Ransome’s Wharf for , overseeing technical coordination and helping guide both schemes through complex design and delivery challenges.

At Fourfoursixsix, Carolina has a particular interest in planning-led projects and enjoys helping shape well-considered, carefully resolved schemes from the earliest stages. Whether coordinating consultant teams, navigating planning processes or developing technical design solutions, she brings a calm, collaborative approach to every project.

A strong few days at UKREiiF in Leeds last week.

Four directors and two of our next-gen team attended, catching up with long-standing clients, strengthening existing relationships and making great new connections.

As the event continues to grow, what definitely stands out is the resilience of the property sector. It’s an industry built on trusted relationships. As markets shift and economic conditions tighten, these relationships are fundamental to unlocking complex sites and finding new ways to move projects forward.

In terms of market conversations, student is certainly not dead, co-living is very much alive and hotels remain consistently attractive in unlocking some sites where traditional resi no longer works. And where resi does still work, it increasingly takes real commercial understanding - at both a macro and micro level - to unlock even marginal gains. Across the board, there is a real focus on viability, deliverability and finding new ways to make schemes stack up in a changing market.

Good to see so many familiar faces and plenty of new ones too. Till next year!

Bringing affordable housing and student living to Tower Hamlets.

We are pleased to announce that our scheme at 49-59 Millharbour has received planning approval.

The site has remained stalled and partially demolished for five years, following the implementation of an unviable residential consent. Our approach to unlock the site was to fundamentally start again.

We proposed to move from a large, two-block proposal to an articulated cluster of three buildings, each configured for its specific use and tenure. In doing so our scheme is simpler, more efficient, phaseable and deliverable.

Our approved scheme provides:

• 918 student bedrooms (including 35% affordable, with over half nominated to LSE)
•Broadly double the affordable housing provision (59 homes which are 100% social rent)
•A 30% increase in public realm
•Affordable community incubator space for local enterprise
•Retention of the existing basement structure to reduce embodied carbon

We specialise in unlocking sites potential, often reappropriating extant approvals or existing buildings which are no longer viable. Our resultant schemes carefully respond to current market conditions and are, fundamentally, viable.

We recently celebrated the Topping Out Ceremony of our Apex 1 project in Nine Elms alongside Sable Capital, Galliard Construction and Walsh Engineering.

Both the external and internal works for the 203 apartment Build to Rent scheme are making great progress, and the development will be completed next summer.

Fourfoursixsix have also been appointed to deliver the internal fit-out for the lobby and amenity spaces which are well underway.

Wimbledon Bridge House, our latest scheme with London Square, has secured planning approval in the London Borough of Merton. The project has been a fantastic team effort and thank you to everyone involved!

Originally constructed in 1989 and located on Wimbledon Broadway, the redevelopment will retain the original structure and transform the building into a vibrant mixed-use scheme, delivering new homes, high-quality commercial space, and enhancements to the public realm.

The development will provide 123 apartments, alongside over 2,500 sqm of commercial floorspace, helping to support local employment, provide retail opportunities and contribute significantly to the ongoing regeneration of Wimbledon’s town centre.

Fourfoursixsix were appointed to masterplan a large site in Niseko, to deliver a ski-focused hotel building, 13 townhouses and a private house.

The 36 Key hotel is composed of two blocks connected by a glass link building, and contains facilities such as wet and dry entrances, ski lockers, onsen, and a restaurant and bar area.

Fourfoursixsix were appointed by LEOS UK to develop the design of a residential-led mixed use scheme on Croydon High Street. The Site is within the Croydon Opportunity Area, and within an Edge Area designated for tall buildings. Our scheme will deliver new homes, as well as improved retail and commercial space to the area, and will help to regenerate the south end of the High Street.

The project consists of 121 dual aspect apartments within a 29 storey tower, above a podium that contains flexible commercial and retail units, as well as ancillary residential space.

A huge well done to all for putting in a big effort – a hilly 50 miles with 1.3km vertical gain, ending on the beach at Folkestone – here’s to a great year of training ahead of the next one! 💪
