🏡 Could Garden Homes Without Planning Permission Be Coming to England?
Ireland has introduced new planning rules allowing certain detached garden homes of up to 45m² to be built without the need for a traditional planning application, subject to specific conditions.
The change is aimed at making better use of existing residential land and helping provide additional housing.
At the moment, this does NOT apply in England.
In England, permitted development rights can allow homeowners to build garden rooms, offices, gyms and other outbuildings — but generally not a separate, self-contained dwelling. Creating an independent home in your garden would normally still require planning permission.
However, with the Government looking for ways to increase housing supply and reform the planning system, it raises an interesting question:
Could we see similar permitted development rights introduced in England in the future?
Garden homes could potentially provide:
• Independent accommodation for elderly parents
• Homes for adult children
• Additional rental accommodation
• Better use of large residential gardens
• More housing without requiring entirely new development sites
For homeowners with larger gardens, a change like this could create some very interesting opportunities.
