Another rat infestation drain survey in London reveals a common theme: property extensions are being built and disused drains are not being capped off. Redundant drains and dried out gully traps are ideal rat runs to voids beneath properties and nesting sites prior to a full infestation. It is vitally important that the homeowner or building contractor understands the scope of the drainage system before embarking on a property extension project and ensures any alterations to that system are professionally undertaken.

Pre construction CCTV drain surveys provide all the information and advice needed to successfully plan and execute drainage system alterations to mitigate future problems and ensure regulatory and legal compliance.

Drain fly and drain smell issues were resolved with our London CCTV drain survey inspections and investigations. The cause of the problems for a basement property owner on this occasion was gullies drying out and failing to retain enough water to fill the traps. These gullies were installed beneath a raised floor as part of a major property renovation project's damp proofing to discharge excess groundwater. They worked well seasonally; however, during the summer months when the gullies discharged no groundwater, the traps dried out. This allowed sewer gases to vent into the property and enabled drain flies to nest and multiply beneath the flooring.

Following our investigation and diagnosis we installed replacement gullies with built-in non-return valves. These valves block the venting of drain smells and gases and prevent drain flies from leaving the underground drainage system via dried-out gully traps. For thorough drain problem investigations and drainage system surveys, Pro Drain are your experienced contractors.

A tiled over manhole in a commercial kitchen in London resulted in a blockage that caused extensive water damage to the nieghboring property.

Tiling over a manhole inspection cover is never a good idea! Unfortunately for our client, a restaurant owner in London, this issue was inherited upon purchasing the property. The obstructed access to the commercial kitchen drainage system resulted in a blockage that caused costly water damage to the neighbouring property due to wastewater leakage through the chamber itself and several uncapped, redundant lateral connections. After a thorough investigation we broke out the inspection cover, removed years of accumulated fat and grease deposits from the chamber, and fully descaled the drainage system to the public sewer outfall.

A pre-property purchase CCTV drain survey or regular PPM drain maintenance cleaning and inspection would have identified this covered chamber. Either of these important drainage services would have also highlighted the risks associated with insufficient access to the drainage system and the uncapped redundant drains, allowing the unsuspecting property owner a proactive remedial plan long before an emergency blockage and flooding situation could arise.
