Sometimes a winter check turns up more than a worn part. If your boiler is getting on, the bigger question is whether it's worth repairing again.

When we talk it through, I look at how old the boiler is and whether parts are still easy to get hold of, and how often it's broken down in the last couple of years. We weigh up what the repair would cost against what a new boiler could save you, especially if your gas bills have been creeping up or it's struggling to keep up with the hot water your house needs.

First cold morning, heating on, and the boiler display is flashing a code at you. Here's what to do.

Write the code down, or take a photo of the display.

Look it up in your boiler manual. Some codes point to something simple.

If the manual says you can reset it, do that once. If it locks out again, leave it there. Resetting it over and over won't fix the fault.

Never take the casing off to have a look yourself.

Then send me a WhatsApp with the photo of the code and the make and model from the label on the boiler. It tells me a lot about what's going on before I get there. 📲

Most people only find out their boiler warranty has conditions on the day they try to use it.

Nearly every manufacturer asks for the boiler to be serviced once a year by a Gas Safe registered engineer. Miss a year and a claim can be turned down, even on a boiler that's only three or four years old.

Before winter, dig out the paperwork. The warranty terms tell you how long you're covered and what's expected of you, and the service record in the back of the manual shows when it was last done.

The heating is about to go from barely used to running every day, so now's the time to get the boiler checked.

When I come out, I start by making sure it's burning gas safely and getting the air it needs. I look it over for wear, corrosion and leaks, and clean out the parts that clog up after a year of use. Then I test what's coming out of the flue to check it's burning as it should, and make sure the pressure and controls are doing their job.

At the end you get a written report, so you know exactly what shape your boiler is in going into winter. 🍂

It's Gas Safety Week, which is as good a prompt as any to check a couple of things most people never think about.

Is whoever works on your gas actually on the Gas Safe Register? Anyone touching gas in your home has to be. You can look any engineer up on the Gas Safe Register website, and you can ask to see their card as well. A genuine engineer won't mind in the slightest.

When were your gas appliances last checked? Boiler, cooker, fire, the lot.

Have you got a carbon monoxide alarm, and have you tested it lately?

None of it takes long. It's just the sort of thing that's easy to keep putting off until something goes wrong.

If someone's quoted you a big number for a repair, or told you the whole boiler needs replacing, it's worth having someone else look before you commit to it.

I went to one where the customer had been quoted several hundred pounds for a full system flush, and the actual fix was a setting that wanted adjusting. That's not me being clever. It's what happens when someone diagnoses the problem properly rather than reaching for the biggest job on the list.

Sometimes the big quote is the right answer and the boiler genuinely has had it. I'll tell you that too. But you're better off knowing which one you're dealing with before the money leaves your account.

If you've been quoted something that doesn't sit right, get a second opinion before you commit to it. Doesn't have to be me. 👀

Is your radiator warm at the bottom but cold at the top? That's usually trapped air, and it's one of the few jobs worth having a go at yourself.

Turn the heating off first and let everything cool down properly. Doing this with hot water still in the system is how people scald themselves.

Get yourself a radiator key, they cost about a pound, and put a cloth or a small container under the valve.

Fit the key onto the square bleed valve at the top corner of the radiator and turn it slowly anticlockwise, no more than half a turn. You should hear a hiss. 🔑

When water starts to dribble out instead of air, close it back up. Don't over tighten it.

Work through the rest of the radiators the same way, then check the boiler pressure afterwards, because bleeding will drop it. If it's below the range in your boiler manual, it'll need topping up.

If a radiator keeps needing to be done, or it's cold at the bottom rather than the top, that's a different problem and worth having someone look at it properly.

Boilers don't tend to break down at a convenient hour. It's usually first thing on a cold morning, or the night before you've got people staying.

That's why I take emergency calls round the clock. No heating, no hot water, a leak, an error code you can't clear, whatever it is, ring me and I'll tell you straight whether it's something I can get to that day. 🔧

I work on all the main brands, Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Vokera, Potterton and Ariston, so it's rare I turn up to something I've not seen before.

Twenty years in, you get quick at working out what's actually wrong rather than what's easiest to charge for.

At some point in the next few weeks you'll put the heating on for the first time since spring. That first proper run is when most faults decide to show themselves.

Worth paying attention to what it does.

A smell for the first ten minutes or so is usually just dust burning off the radiators, and it tends to settle on its own.

Banging or knocking as it heats up can point to trapped air or a circulation problem.

Gurgling often suggests air in the system.

Kettling, that whistling like a kettle coming to the boil, can be a sign of limescale or sludge building up on the heat exchanger.

None of that means the boiler is about to give up on you. It just means something's worth looking at while it's still small.

Anything new or odd when it fires up, worth getting it looked at sooner rather than later.
