We are very excited to present our new project, called DOMstudio in an exclusive feature with Dezeen. DOMstay creative, Marta Nowicka, used an entirely reclaimed palette of scaffolding planks, hollow concrete blocks and wood-wool boards to bring a “gritty, unrefined” feel to this small studio in East Sussex.

“The initial concept sought to echo the monolithic, protective language of the neighbouring sea wall,”

DOMstudio angular roof is a parabolic curve, which Nowicka said emerged from an “improvisational dialogue” with the builder involving cutting reclaimed scaffolding boards to fit the curved trusses.

Positioned on the top floor, this compact yet characterful home spans approximately 46.5 sqm and is defined by its striking double-height ceilings and exposed original beams. The vertical volume enhances both natural light and a sense of openness, giving the space a presence far beyond its footprint.

The apartment is organised around an open-plan living, kitchen, and dining area, where a bullseye fireplace anchors the room, adding warmth and a focal point within the historic envelope. A contemporary kitchen by Rotpunkt is seamlessly integrated, offering a clean counterpoint to the building’s original fabric. BEFORE / AFTER: Charles Square
No. 16 Charles Square stands as the sole survivor of a once-complete Georgian garden square. This Grade II*-listed building is believed to sit on the site of an earlier manor or hunting lodge where Charles II and Nell Gwyn carried out their infamous affair. Perhaps that is the origin story that gives the surrounding streets their names,  “King”, “Queen”, and “Crown”; a mythology that still seems to linger in the area.

By the late 17th century, the current Georgian house had taken form, incorporating the cellars of the earlier structure. Initially, it became the Shoreditch County Court, before transitioning in the 20th century into the Union of Thread and Sewing and later the Labour Party’s regional headquarters. From within these walls, major political moments unfolded, including Tony Blair’s 1997 campaign and Ken Livingstone’s run for Mayor of London. Left vacant by 2000 and considered too complex to restore, the building was eventually acquired in 2005 by DOMstay’s Founder, .

What followed was a rigorous process of negotiation between preservation and adaptation, carried out in collaboration with English Heritage, as a means to find to find the correct approach which honors the past and builds for a sustainable future. The building was reimagined into five apartments, where original Georgian features, such as the central staircase and exquisite wood panelling, become central to the language. Contemporary interventions are of course introduced to give a modern minimalist edge, such as the mirrored bathroom walls and the precisely engineered kitchens by .

We’re very excited to be introducing the building back to the market, with Flats 3 and 4 available for sale via  .house , for the first time in over two decades.

Ready for some BIG NEWS?! 🖤 We’re delighted to announce that Flat 3 and Flat 4 of Charles Square are now available for sale via Inigo / The Modern House! Join us in an exclusive interview with The Modern House Journal, where DOMstay Founder, Marta Nowicka, explains the rich history of this unique Grade II*-listed Georgian townhouse in the heart of Hoxton.
 
Originally built in the late 1700s on the edge of the City of London, the property now sits within the quiet setting of historic Charles Square, the last remaining original building in what was once a semi-rural landscape of orchards and fields. Over time, it has held many lives: a grand private residence, the Shoreditch Magistrates’ Court, the headquarters of the Haberdashers’ Guild, and, more recently, Labour Party HQ during key political moments in the late 1990s and early 2000s.
 
This marks a significant moment for a project which has been carefully developed by Marta and the DOMstay team and is finally being reintroduced to the market.

Natural light plays a vital role in every design, it can transform your space from feeling overwhelming and heavy to bright and airy.

When possible, prioritize placing windows to capture the morning and afternoon sun in the areas where you spend most of your day, and consider adding skylights to bring light into darker areas.
