A different take on the traditional gym.

Third Space Wimbledon was created to challenge how we see fitness, moving away from the busyness of central London into the more residential setting of Wimbledon.

The space strikes a balance between wellness and community, featuring a two-floor gym, individually designed studios, a 25-metre pool, extensive spa facilities, a membersโ€™ lounge and a hidden den โ€” creating a space with a variety of experiences, from high-performance training to relaxation and recovery.

Wellness is no longer defined by what happens during a workout. As the industry has evolved, so has the way we think about the spaces that support it. At TONIK, our journey through wellness has been shaped by this shift bringing our experience in hospitality, residential and environmental design into a sector that continues to challenge what a wellness space can be.

From Third Space Wimbledon, where we began exploring fitness through a hospitality lens, to our latest work with triplebond, wellness has become increasingly about the experience beyond the exercise. Recovery, social connection, hospitality, community and longevity are becoming just as important as the workout itself.

For us, the evolution of wellness is about creating environments that respond to how people actually want to live, move, connect and feel.

Wellness design became more than fitness when we started to question what a fitness space could actually be. Our experience in hospitality and residential design gave us a different perspective one that looked beyond the workout and towards how people move through, experience and connect with a space.

Third Space Wimbledon became an important part of that journey. Rather than designing a conventional gym, we explored how fitness could sit alongside hospitality, social interaction, recovery and community. It was a chance to bring what we had learnt from other sectors into a new environment, creating a space that could support the member beyond the workout itself.

Third Space Wimbledon taught us that fitness is more than a gym.

The brief was to incorporate the established Third Space identity into a new residential based setting. With our experience in hospitality and residential design we were able to marry the two and create something new.

That thinking came through in the material palette too. Leather, specialist upholstery, feature tiles and detailed joinery brought a more tactile, considered quality to the space, balancing the durability needed for a gym with the warmth of a hospitality environment. Wimbledon green was used selectively as an accent, creating a subtle connection to its residential setting.

Every element of Third Space Wimbledon created a hospitality led experience for the customer allowing them to connect, pause, recover and recharge.

TONIKโ€™s journey into wellness wasnโ€™t simply a strategic decision; it was a natural next step.

Building on our experience across hospitality and residential design, we began exploring how these disciplines could shape a new approach to fitness and wellbeing creating spaces that encourage people to stay longer, connect and experience wellness as part of a wider lifestyle.

From Third Space Wimbledon to our latest work at triplebond, every project has shaped how we think about wellness design.

Read our latest piece to explore TONIKโ€™s wellness journey, the projects that have influenced our approach, and where we see the industry going next.

Wellness has become one of the biggest hospitality opportunities within the industry, but the rising question is why?

For years, the conversation centered around dedicated facilities: your spa, pools and fitness spaces, and whilst these places still hold an important place, todayโ€™s guests want something more. The feeling of connection has become more and more at the heart of wellness.

At TONIK, we believe wellbeing should never feel like an add-on. It should be considered from the very first design decision, shaping environments that encourage people to slow down, reconnect and experience a place differently. When wellness becomes part of the overall design language, it creates spaces that leave a lasting impression long after guests have checked out.

The finished interior is only possible because of the work that comes before it. At , the former three-star property was stripped back to its external walls, giving ๐—ง๐—ข๐—ก๐—œ๐—ž and the wider project team the opportunity to remodel the building from the inside out. The layout was reworked, the hotel increased to 59 rooms, and the literary-inspired design was developed through each stage of construction, with every decision helping to shape the bedrooms and public areas.

The result is a complete repositioning of the property into a distinctive four-star boutique hotel on Kensington High Street. For ๐—ง๐—ข๐—ก๐—œ๐—ž, trusting the process means protecting the original design thinking throughout delivery and ensuring the finished hotel supports the clientโ€™s commercial ambition. The transformation has created a stronger guest experience, increased revenue capacity, and given a more valuable hospitality asset in a highly competitive London market.

The difference between an empty showroom and a fully dressed apartment is the difference between seeing a space and understanding how it could feel to live there. As the video shows, the furniture and finishing details bring the original design to life, helping each room feel purposeful and giving prospective residents a clearer view of the home they are considering.

This final stage has an important commercial role. A well-dressed showroom helps people connect with the apartment, understand its quality, and make a more confident decision. ๐—ง๐—ข๐—ก๐—œ๐—ž ๐—ฃ๐—ฟ๐—ผ๐—ฐ๐˜‚๐—ฟ๐—ฒ๐—บ๐—ฒ๐—ป๐˜ carried the approved concept through to completion, ensuring the finished showroom supported resident appeal and strengthened the presentation of the wider development.

Tight management kept the programme on track, controlled costs, and created savings through careful sourcing and procurement.

The result is a consistent, high-quality interior scheme delivered across all 95 apartments. By bringing the design and procurement teams together, TONIK protected the original design intent while giving the client greater control over the budget and delivery timeline. Edenwood House shows the commercial value of a joined-up process, with every decision managed from the first sample through to the final room.

was designed by ๐—ง๐—ข๐—ก๐—œ๐—ž for around four writers with close links to Kensington, giving the former 3-star property a distinctive narrative as part of its transformation into a 4-star boutique hotel. The fourth room takes its inspiration from T. S. Eliot, one of the defining literary figures of the twentieth century, who lived at Kensington Court Gardens during the final years of his life. His local connection provided the starting point for a room with its own identity within the wider hotel concept, completing the four literary themes while maintaining a cohesive guest experience.

For ๐—ง๐—ข๐—ก๐—œ๐—ž, the T. S. Eliot room completes a literary story that runs across the accommodation and gives guests a stronger connection to the local area. This approach helps The Kensington Hideaway Hotel stand apart in a competitive London market, turning cultural research into a recognisable identity that adds depth to the guest experience and commercial value to the property.
