Buying a leasehold property:
It’s not just about what’s inside the flat, the bigger picture matters
While many internal issues are easy to spot, the real risk often lies in the building itself. The condition of the overall structure can directly impact the service charges, which can lead to unexpected, and most times unconfortable high-cost contributions later on.
This is why a survey is so imperative. This helps to understand not just what one is buying, but what one might be paying for in the future.

Be aware that previous owners may have distributed multiple sets of keys for the door to individuals not known to you. When purchasing a property, you should consider the cost of replacing all of the door and window locks as soon as possible after you take up occupation. When doing this you should consult your insurers to ensure that you meet their requirements for security, and obtain any discounts that may be available by improving the security of the property.

We inspect the inside and outside of the main building and all permanent outbuildings, but we do not force or open up the fabric. We also inspect the parts of the electricity, gas/oil, water, heating and drainage services that can be seen, but we do not test them.
To help describe the condition of the home, we give condition ratings to the main parts (the ‘elements’) of the building, garage and some parts outside. Some elements can be made up of several different parts.
In the element boxes in parts E, F, G and H, we describe the part that has the worst condition rating first and then briefly outline the condition of the other parts. The condition ratings are described as follows.

There is moss growth present on the roofs. Excessive moss growth should be cleaned off as soon as possible. Moss growth impedes the run-off of rainwater and leads to gutter blockage and can cause water pe*******on which may lead to rot or other defects in surrounding timbers.
There is ponding on the extension’s roof, and some seepages were evident on the fascias suggesting that minor adjustments will be required. There is no sign of leak internally.

Loft insulation is one of the most effective and cost-efficient ways to improve your home's energy efficiency. Without it, approximately 25% of a home's heat is lost through the roof. In the UK, current building regulations recommend a minimum insulation depth of 270mm for mineral wool products.

Key Benefits of Loft Insulation:
Reduced Energy Bills:
Properly installed insulation to the recommended 270mm can save between £180 and £440 per year, depending on your house type (e.g., mid-terrace vs. bungalow).

Year-Round Comfort:
It acts as a thermal barrier that keeps your home warm in the winter by trapping rising heat and cooler in the summer by blocking external heat from entering through the roof.

Environmental Impact:
By reducing the energy needed for heating, you can lower your household carbon footprint by up to 1,000kg of
annually for a detached house.

Increased Property Value:
Improving your home's Energy Performance Certificate (EPC) rating (e.g., from Band D to B) can increase its market value by 6% to 14%, potentially adding thousands to the sale price.

Prevents Damp and Mould:
Insulation helps eliminate "cold spots" on ceilings where water vapour would otherwise condense, thereby reducing the risk of mould growth.
Noise Reduction: Materials like mineral wool and rock wool act as acoustic barriers, reducing external noise from traffic, rain, and wind.

If the double glazing were replaced post 2002, the double-glazed units should have been installed by a FENSA registered contractor. If no FENSA installation certificate is available the installation may not comply with Building Regulations. Legal advisers to confirm if a FENSA certificate is available.
A FENSA certificate is your assurance that the installer who fitted your windows or doors has complied with Building Regulations. It also means that your installations would have been registered with the Local Council. These are legal requirements and proof of them is essential when selling your home.
