βœ… FACT: Planning permission and Building Regulations are two separate processes.

CLASS Q APPROVED | NORTH LINCOLNSHIRE

We're pleased to have secured Class Q approval for the conversion of an existing agricultural building into five residential units in North Lincolnshire.

The proposal will bring a redundant farm building back into productive use, creating five new homes whilst retaining the rural character of the site.

Another planning success!

Planning permission has been approved for this new agricultural storage building designed to provide practical, long term storage for machinery and bale handling operations.

Although agricultural buildings can often proceed under permitted development rights, the building's location close to the road meant a full planning application was required. We're delighted to have secured approval and can now move on to the construction stage.

🚫 MYTH: If my neighbour objects, my planning application will be refused.

Small budget. Small space. Big impact.

Not every extension needs to be a grand open-plan transformation.

For this project, the client required an accessible adaptation to their home but wanted to avoid the time, cost and uncertainty associated with a planning application. This meant the extension needed to be carefully designed to remain within Permitted Development rights whilst still delivering the additional living space required.

Our role was to assess the available space, develop a practical design solution and prepare a Building Regulations package to bring the project forward.

The result is a modest lounge extension that improves accessibility, comfort and day-to-day living, whilst remaining sympathetic to the existing property and avoiding the need for a full planning application.
Sometimes the most rewarding projects aren't the largest. A carefully considered extension can help people remain in the homes they love by creating spaces that better suit their needs both now and in the future.

Not every project starts with a blank sheet of paper.

We were approached after works had already commenced on a commercial property and enforcement action had been taken.
The business owner was understandably stressed, with work stopped and uncertainty surrounding the next steps.
Following a site meeting our specification and draing works, we worked closely with the client and the local authority to develop a clear strategy, secure the necessary approvals, and get the project back on track.

The result? A fully compliant commercial space that is now open and operating successfully.
Planning and Building Regulations issues don't always mean the end of a project. With the right advice and a proactive approach, many situations can be resolved and, more importantly, avoided in the first place.

If you're unsure whether planning permission or Building Regulations approval is required, it's always better to seek advice before work starts.
