A pair of Sapele Hardwood gates, handmade using traditional wedged mortise and tenon joints and finished with a clear decking oil. The existing softwood Pine post was sanded down and stained with a mahogany preservative to mimic the red tones of the Sapele hardwood before all being oiled.

A satisfying job to design and build. The client was extremely pleased with the finished article.

While everyone is enjoying the brilliant weather, here’s a tip for you. If you are starting to get funny smells in your garden or driveway, there may be a very simple reason that is easy to remedy.

During any long periods with no rain combined with warm temperatures (similar to the recent circumstances), the water in the gulleys evaporates. Gulleys are more commonly known as grids. The water is in there to prevent bad smells escaping from the sewers. The smells will be particularly bad if your property is an older house that connects the rainwater and surface water sewers are to the soil pipe sewer system.

If this is the case, it’s a very simple & effective fix. Pour a couple of buckets of water down each grid, and it should stop the smells escaping so you’ll be able to enjoy your outdoor space again & have another BBQ without the smell putting you off your food.

This summer we’re focusing our attentions on a large scale refurbishment and development project in Prestwich. The current 5 bedroomed property has been stripped back to expose the brick skeleton throughout, in preparation for remodelling the entire layout...... the work includes building a 15 metre x 5 metre L-shape two storey extension, with a further 8 metre x 3 metre single storey extension. Almost 50% of the existing property external walls are to be removed, and supported by structural steel joists attached to steel columns, to create an open plan ground floor space. The proposed extension walls will form the perimeter of the newly opened up ground floor. We’re replacing the entire timber roof structure (and it’s coverings of felt, batons & tiles) to incorporate the roof of the the new extension into the existing roof. The existing render shall be stripped from all external walls. This is so it can be replaced with a modern and more flexible silicone based render throughout both the existing house and extension developments. There are 9 existing windows & 1 existing external door to be replaced, alongside a further 8 proposed windows and 2 proposed external doors in the extensions. In addition to these, there is a 5 section set of 6 metre wide aluminium bi-folding doors. There are 3 en-suites to install, plus the master bathroom, a large hi specification kitchen, a smaller secondary annexe kitchen and the landscaping of 1 acre of outdoor space.

It’s all high spec finishes and during the tender stage the customers brief was that all work must be completed to high standards, with a detailed specification of high quality materials from the architect. We’re currently at the dirty, back breaking stage of installing the foundations for what is the largest & heaviest steel framework we’ve done to date. There is a total of 19 sections of steel beams and columns. The majority of which are connected together using various splice joint and connection point details. The heaviest section is approximately 950kg and so the method of measuring, ordering, transporting and installing them has been a complex and detailed process working in collaboration with the fabricators and our trusted structural engineer.

Our entire 11 person team is scheduled to be in Prestwich on a full time basis until the end of November. We have politely declined the opportunity to tender for other work during this period, to give this project our full attention.

We’re currently looking for 2 new employees to add to our team of joiners. They are permanent positions for the right people. 95% of the work will be the full range of 1st & 2nd fix joinery work, but as with all construction jobs, there’s times when everyone has to turn their hand to little jobs of other trades, or labouring. As you will be part of a relatively small tight knit team, you would need to be willing to muck in with these jobs. We’d like a young up & coming person, with a base level of joinery experience. We will help them to develop their skills into becoming a fully experienced tradesperson that works to
high standards. We also would like a fully time served and experienced person that can work on their own initiative and confidently give instructions to others. After another 12 months of hard work together, out in all elements & constantly working under pressure to meet tight deadlines with high standards.... today the Maple Construction team are off on their Christmas do 🎅🏻 As you may remember, we hoard scrap metals throughout the year that would be otherwise destined for the skip & the proceeds pay for an activity. The rest is spent on team drinks afterwards. Last years expenses paid overnight trip to Dublin was gonna take some beating, but today 4 of us are going to Sheffield for a 150ft indoor bungee jump and then meeting with the other 2 to go out as a team in Didsbury together. Spending as much time together as you do with your workmates inevitably throughout the year there are squabbles and fall outs but at the end of it all, and particularly today, we're close mates & brothers in arms!

Here's some photos of a job we've done over the past few weeks. It's an upgrade to the existing reception area in a Knutsford B&B. We took a plastic roof & timber porch off & replaced it with a slate roof, Oak porch, new patio, new nearby wall & a few nearby external doors. It's completely changed the appearance of the building & is another example of the versatility & professional work standards of the Maple Construction team.

Unfortunately, earlier this week it became apparent that the Maple Construction website has been hacked and infected with malicious files. The password has also been reset, preventing us from reinstalling the required software and images etc.

The web-hosts have suspended the web address until the malicious files have been removed and we can prove ownership of the site. This all sounds quite drastic & serious but in reality it’s just a bit of a nuisance. We need to re-build the website. Unfortunately, there is going to be a period that the website is unavailable.

Throughout the year we stockpile any scrap metal at our unit until Christmas time. Once per year we weigh it in and put it towards the Maple Construction Christmas do. We usually do an activity, have a meal and then go for a night out. It’s usually fully funded by the money from the scrap metal. We’ve done lots of different stuff over the years; a bungee jump, go-karting, paintballing to name a few.
This year we’d already filled the unit by summer. We had to take it early to create a bit of space. After working out the total costs (including a bit of spending money for everyone), we knew we already had enough to cover it….. so we booked cheap flights and accommodation for 7 of us to go to Dublin for a night.

We've all seen those old doorways that have been bricked up really badly and you can tell instantly that it used to be a doorway. That's usually largely down to a lack of attention to detail and also down-right shoddy workmanship.
As bricking up doorways go this one had a few more challenges than normal. Partly due to the age of the house and partly due to work done by the previous owners that was sub standard.
Firstly, the brick that the house is built out of are no longer made and so we had to source & clean off some reclaimed brick. We were quite fortunate in that respect, because the customer had some saved from a project that involved removing some external brick elsewhere on the property. He also wanted to clean them himself to keep costs down. All we had to do was count how many he needed to clean and then he let us know when they were ready so we could start.
As you can see from the "before" photo, there was some old steps that led up to the doorway that needed to be removed and then some shoddy brickwork repairs either side of the door that we would also need to remove so we could redo it properly. As you can tell by those shoddy repairs, new mortar dries a very bright grey colour and stands out a mile. The original mortar is a red mastic mortar. In order to match in as best as possible we died the new mortar with a full tub of red mortar dye with a quarter of a tub of black mortar dye per bag of cement. This gave it the deep red appearance of the mastic mortar but also the darker appearance of the older & weathered original mortar. It's difficult to tell from the after photo as the new mortar had just been washed and was still wet while the original mortar was dry, but the colour match between the 2 is extremely good!
Above the face brick on the original property is a Tudor style construction of timber frames in-filled with a wattle & daub compound and then finished with a top coat of render. We wanted to use modern building materials & techniques that provide a more durable, longer lasting, higher value of heat & sound insulation than the original materials & techniques used..... but also trying to maintain the style of the property & stick with the original brief of not being able to tell there used to be a door there.
We used concrete block above the brick and set it back from the face of the brick to allow for the thickness of the render. We then came back 2/3 days later once the mortar had cured to install some timbers to the face of the blockwork to give the appearance of the Tudor style queen post and string detail. The hardwood timber we used was carefully selected. We used an imported timber called "Idigbo" that is renowned for its durability against rot under external weather conditions. The timber was ordered in prior to starting the work and to ensure we could get an exact match in shape & size we oversized the order and then machined it on site. Once the imitation queen post & string detail/sill had been fitted we also installed some imitation pegs for the tenons, so once painted the woodwork would authentically match the original woodwork in appearance.
Once that was done we were able to apply the render to the face off the blockwork. That was done by applying 2 layers of sand & cement "scratch coat" with a top layer of Terylene applied using a Terylene application gun. The render had a frost proofing additive put in as the temperature was expected to drop below zero that night. We also temporarily fitted a timber frame over the top with 2 layers of hessian stretched out over it to act as extra protection against frost. Once the render had dried out we went back to remove the hessian sacking, clear site of remaining tools & materials, fill & sand the screw holes in the timber ready for painting and then acid wash & pressure wash the new brickwork to remove any old mortar stains etc from the reclaimed bricks. The driveway is the next project on the agenda to be repaired so we used the waste brick & rubble to fill the void left by the old steps & smashed them all up into smaller grade hardcore.
These little jobs sometimes require more thought, skill & experience than building the larger scale projects! Nonetheless we've hit the brief and Phil & Anita were extremely happy with the end result, as were we!
